A Comparative Study Of Community Based On Different Disposal Rights

With the advent of reform and opening up in the late 1970 s,cities in China have ushered in rapid development for more than 40 years,especially after the national promotion of the housing system reform in the late 1980 s."Government + developer" is strongly promoted,and cities in different parts of the country are becoming more and more similar at the same time of rapid development.In this process,the bottom-up urban construction has also been developing in parallel,and those areas outside the orthodox planning order are not ineffective,and even face the situation of urban homogeneity and the decline of old settlements,some have a history The old urban areas of the cities and villages in the cities represented by the Pearl River Delta,on the other hand,can present a state of development that the urban planning is striving for,such as vitality,diversity,and inclusiveness.One of the main differences between the two types of communities is the “shared” and “unique” rights of residents.Based on this understanding,this article will study the difference between the role of exclusive disposal rights and collective disposal rights in the development of communities and cities.First,compare the development differences of the communities carried by the two types of disposal rights.Select Futian Village and Nanhua Village in Shenzhen as empirical cases,combine existing research and object characteristics,and substitute the four levels of space,economy,society and management.Build a comparative framework of communities based on the values of living,vitality,and sustainability,conduct a comparative analysis,and explore its causes from both inside and outside the community.Furthermore,the author analyzes the action modes of the disposal rights in the causes,and finds that there are two types of disposal rights: direct and indirect.Then,starting from the exclusive and common types of disposal rights,the role of the two types of disposal rights in community development is restored.,Study the mechanism of the two types of disposal rights,and finally compare the effects of the two types of disposal rights.Based on the above studies,suggestions are made for community construction and urban development,and reservations and control suggestions for the unique disposal rights that exist in cities are proposed.In this paper,through a comparative analysis of the two types of disposition right carrier communities,a comparative analysis of the role of the two types of disposition rights in community development,and a study on the mechanism of exclusive disposition rights,it is recognized that exclusive disposition rights play a more important role than shared disposition rights in cities Flexible and efficient,it can promote the community to develop in a more inclusive and dynamic direction,and then to a certain extent support urban construction and promote urban diversity.However,under China's current planning system and management mechanism,the exclusive disposal right in cities has strong informality and uncontrollability,and management and utilization are difficult to practically operate.Therefore,the role of exclusive disposal right must be recognized and given.At the micro level,the construction subject must have the legal rights to build autonomously to activate the right of disposal.Finally,in view of the problem of insufficient control of the exclusive disposal right,it must be regulated and supervised on the basis of recognition of its role,so as to achieve the purpose of using the exclusive disposal right to promote community and urban development.
