Industrial land is an indispensable element of production in economic activities and the basic support for industrial transformation.Rational use and scientific management of it are essential to improve the efficiency of economic development.Since the 21 st century,China's industrialization process has continued to advance,accompanied by dramatic changes in the demand for and use of industrial land.Therefore,how to suppress the disorderly expansion of industrial land and promote the intensive use of industrial land has become the key of government departments and academia.As an economic hub in the upper reaches o f the Yangtze River,Chongqing C ity has both universal and special characteristics in industrial land use.On the one hand,in the process of Chongqing's transformation from an old industrial base to an advanced manufacturing base,the rapid expansion and inefficient use of industrial land have caused problems such as poor industrial economic efficiency and low-end industrial structure,which seriously hindered the development of industrialization.On the other hand,Chongqing is an important strategic node for the development of the western region and the connection point between the?Belt and Road?and the Yangtze River Economic Belt.Its natural conditions,economic conditions,and functional positioning are different from those of other regions,and its land use efficiency is also differences between regions.Therefore,it is important to analyze the spatial and temporal characteristics of Chongqing ‘s industrial land use efficiency,diagnose the industrial land efficiency model and its development,and analyze the influencing factors and mechanism of the industrial land efficiency model,which is manifested in helping to alleviate land-use contradictions,achieve industrial structure optimization and transformation,and promote high-quality social and economic development.Based on the era background of China's economic transformation and sustainable development,under the guidance of land resource scarcity theory,land intensive use theory and savvy growth theory,this paper took C hongqing as an research area,builded the analysis framework of "estimation of industrial land e Efficiency-industrial land efficiency model diagnosis-industrial land efficiency model evolution-influencing factors of efficiency model".First,based on the connotation of industrial land efficiency,an input-output variable index system was constructed,and DEA-Malmquist index method was used to analyze the industrial land efficiency of various districts and counties in Chongqing from 2006 to 2017.Secondly,the industrial land efficiency model was diagnosed by constructing a dynamic and static index system,and the efficiency model was classified according to different combinations of industrial land efficiency status and its development characteristics.Finally,a variety of factors that affect the efficiency of industrial land use were selected,and the influence and mechanism of each influencing factor on the evolution of C hongqing's industrial land efficiency model were analyzed by using geographic detector methods,thus providing a reference for improving the efficiency of industrial land in Chongqing.The main research conclusions are as follows:(1)According to the different combinations of relative efficiency and TFP index,industrial land use efficiency can be divided into four types: intensive,developmental,declining,and extensive.Intensive efficiency is greater than or equal to the average efficiency,and total factor productivity is greater than or equal to 1.Under this model,industrial land use efficiency is high,and it shows a relatively stable or increasing trend.The efficiency of the development type is less than the average efficiency,and the total factor productivity is greater than or equal to 1.Under this mode,the efficiency of industrial land use is relatively low,but the efficiency shows a growth trend within a certain period.The efficiency of the decline type is greater than or equal to the average efficiency,and the total factor productivity is less than 1.Although the efficiency of industrial land use is in the forefront,its efficiency shows a downward trend.The efficiency of the extensive type is less than the average efficiency,and the total factor productivity is less than 1,and the overall utilization of industrial land is relatively extensive.(2)The spatial and temporal differences in the efficiency of industrial land use in Chongqing were significant.The efficiency of industrial land use in all districts and counties in C hongqing has great differences.The relative efficiency of industrial land in the central urban area has a strong leading advantage as a whole,but the total factor productivity shows a decelerating growth trend,and the gap with each region shows a decreasing trend to varying degrees.The efficiency of industrial land use in the western C hongqing region has risen significantly,and overall factor productivity has maintained a relatively steady growth rate.During the study period,the relative efficiency of industrial land in southeastern Chongqing has improved signif icantly,but the development of total factor productivity has fluctuated greatly.The relative efficiency of industrial land in Northeast Chongqing tends to stagnate after rapid development,and has become the region with the lowest relative efficiency of industrial land in Chongqing.(3)The efficiency pattern of industrial land in Chongqing shows high-efficiency to low-efficiency from west to east,and from the central urban area to the periphery.The number of districts and counties in C hongqing where the industrial land efficiency model is intensive has declined in fluctuations,and the distribution range is mainly concentrated in the central urban area and the west of Chongqing;the number of districts and counties in the development type is the largest,and its proportion is showing a steady upward trend and gradually become the most important industrial land efficiency model in C hongqing;the number of districts and counties in recession types also increased slightly,mainly concentrated in areas with high industrial development levels;the number and distribution of extensive types of districts and countieshas been reduced to a relatively large extent,and the distribution range has converged eastward.The most important agglomeration ranges are in sout heast and northeast Chongqing.(4)The dominant factors affecting the spatial distribution of the efficiency pattern of industrial land use are the level of economic development and industrial structure.From 2006 to 2017,although the main indicators and the intensity of the effect on the spatial distribution of the efficiency pattern of industrial land use fluctuated,the most important factors are the level of economic development and industrial structure,and even the intensity of the effect of the industrial structure in recent years has also shown an upward trend.In addition,the level of urbanization and the degree of external development are also two influential factors.As far as the size of the enterprise is concerned,neither the proportion of quantity nor the proportion of output value has a strong effect on the distribution of efficiency models;the impact of property rights structure is not very obvious.
