With the rapid development of China's social economy and the acceleration of urbanization,the scale and speed of the construction of real estate development projects have been expanding,and the real estate industry has developed into one of the important industries driving the development of the national economy.The real estate development project has the characteristics of large scale of investment,long construction period,many stakeholders and high technical complexity.It is a high risk and high income economic activity.Under the background of the interaction between various fields of modern social system,the real estate development project not only becomes the intersection point of"economic-social" event,but also becomes the focus point of security hidden trouble and the trigger point of risk.The risk management of real estate development projects involves the stages of project decision-making,survey and design,project construction,sales and operation,etc.The stakeholders are numerous and the technology is complex.The risk factors contained in the real estate development projects are diversified and uncertain,which can easily cause economic losses to the real estate enterprises.Only by correctly identifying the possible risk factors of the real estate development projects,deeply discussing the mechanism of the risk factors in each stage of the real estate development projects and the preventive measures,it is helpful to carry out the risk classification of the various stages of the real estate projects more effectively.In order to improve the risk management level of the real estate development project,it can reduce and weaken the transmission effect and influence degree of the risk,perfect the risk prevention mechanism of the real estate development project,and improve the risk management level of the real estate development project.This paper takes Vanke Garden real estate project as the research object,using the theory of project life cycle,risk management and other theories,combining the characteristics of real estate industry and market development trend,The risk management of Vanke Garden real estate project is studied in depth.Firstly,the whole process of Vanke Garden real estate project is divided into four stages:project decision,project planning,project construction and project sales and operation by means of literature analysis and expert interview.Secondly,using the methods of expert investigation,SWOT analysis and so on,the risk factors of Vanke Garden real estate project are identified,and the evaluation system of Vanke Garden real estate project risk index is constructed accordingly.Furthermore,the fuzzy hierarchy analysis is used to calculate the index weight of the risk factors in each stage,and the project risk evaluation is carried out according to the principle of maximum membership degree.Finally,according to the results of risk evaluation,this paper puts forward the measures to deal with the risks in different stages of Vanke Garden real estate project,which can provide reference and reference for real estate development enterprises to carry out risk management.
