Research On The Application Of Partnership System In Real Estate Project Management

After more than 20 years of development,the real estate industry has gradually shifted from the era of "high-flying" expansion to a new stage of high-quality growth featuring "intensive farming" and "integrated development".The real estate market is also gradually moving from the incremental market to the stock market.Facing the increasingly fierce competition environment,the professional manager system once highly praised by the major real estate enterprises has come to the crossroads,and the business partnership system with the sharing of interests as the core is booming.In the face of an uncertain market,real estate enterprises need to make institutional arrangements to enable employees to share benefits,enhance team cohesion in difficult situations,and give better play to the outstanding talents of core cadres.Therefore,the study of partnership system has certain theoretical value and practical significance.Firstly,this paper explores and sorts out the basic theories of partnership system,and then defines the concepts of partnership system.Secondly,it analyzes the combination and development process of the real estate industry and the partnership system,and finds that through the introduction of the partnership system,real estate companies fully mobilize the enthusiasm of employees to maintain the vitality of enterprise development and improve their competitiveness in the market.Finally,taking typical real estate enterprises as an example and taking specific projects as the research object,it is shown that the advantages of the partnership system in the application of real estate companies are as follows: 1.Second,it can play a good role in motivating and restraining employees through benefit binding.Third,through the introduction of multi-capital,reduce their own investment risk.While explaining that the organic combination of partnership system and real estate enterprise can bring the ideal effect,the existing problems are also put forward and the optimization Suggestions are given.In this paper,through case analysis,the partnership to make employees to be project company shareholders,the interests of companies and individuals bound together,sharing benefits,achieve the company’s performance of high growth and personal benefits of high returns,and the frontline staff can have very good constraint effect,avoid staff due to the pursuit of short-term interests damage to the interests of the group company.At the same time,the increasing capital pressure of employees,the infringement of the rights and interests of minority shareholders by major shareholders,the exposure of high turnover risk and other problems,show that the partnership system has room for optimization.This paper draws on the relevant research results of predecessors and goes deep into the first line of projects to present the implementation of partnership system more intuitively,effectively making up for the shortcomings of previous studies.It has certain practical guiding significance and hopes to provide certain reference for relevant enterprises.
