In recent years,with the acceleration of the global economy,the competition in the construction market is also white hot.In China's reform and opening up in the past forty years,many large,medium and small construction projects have been built.It is no exaggeration to say that China is the country with the most construction projects.However,it is extremely unscientific to measure the level of construction project management in a country merely from the quantity of construction.In order to improve the quality of construction projects and reduce the cost of construction projects,the construction project of our country is recognized by the world and the benefit of social investment is improved.This is the direction for the construction project of our country in the future for a long time.As we all know,the construction project is a huge and complex system engineering,each stage is an inseparable part of the system.For example: feasibility study stage,decision stage,design stage,bidding stage,construction and completion stage.These stages are usually the result of the former restricting the latter and the latter as the former.Moreover,each project has its own particularity because of its geographical environment and social environment.Therefore,the construction project has many characteristics such as complexity,investment,and many factors.Therefore,the construction project management must be careful to ensure no loss.If you change your plans halfway through,you will lose your old investment.At the same time,human resources,financial resources,material resources,natural environment,social environment and many other factors affect the progress of construction projects,and make the complex and multi change of construction projects.Cost management is also an integral part of construction project management.Through the study of the cost management of the construction project of "DK original mountain villa",the paper mainly uses the related methods of cost management,combining with the specific conditions of DK original mountain villa,and analyzes the shortcomings and improvements from the stages of decision-making,design,bidding and construction,and puts forward some countermeasures.The main work of this paper is to analyze the theoretical basis of the thesis,and explain the theoretical basis of the financial evaluation method,quota design,value engineering,double waiting(time scale)network diagram and so on,from the stage of project decision-making,design,bidding and construction.Secondly,it analyzes the actual situation of "DK original mountain villa",expounds the environment,market consumption and the cost management methods used in the whole process,and analyzes the shortcomings of the project one by one.Third,put forward corresponding countermeasures for the actual problems of DK original mountain villa.For example,the economic and technical analysis of multiple schemes is carried out in the decision-making stage,and the comprehensive analysis of the economic benefits of the projects and alternatives built in this article,the period of investment recovery and the rate of internal income are comprehensively analyzed,and the cost management of the construction projects is carried out from the source to the construction project,and the cost management is carried out from the source to the design phase.The whole life cycle cost management and value engineering are used to analyze the cost management of the construction projects.In the bidding stage,the cost management and analysis of the construction projects are carried out by using the bill of quantities and the unbalanced quotation method,and the corresponding preventive measures are put forward.In the construction and completion stage,the dual number(time standard)network map and the forward are used.The cost management of the construction project is analyzed by line method and adjustment formula.Finally,the necessity of strict compliance with the cost management of each stage is put forward through the summary of DK original mountain villa project.In the light of the complexity of future construction projects,we look forward to the future trend.
