| In the process of project implementation,project owner sometimes instantly start the bidding process at the end of the preliminary design scheme,with imperfect design data and prepare bid list for the similar project,in order to complete the project as soon as possible.This kind of price model is called the “simulation model of the quantities bill valuation”.Simulation of bill of quantities is widely used in construction projects,in the need to shorten the construction period.But some problems come along.In this paper,the problems and the solving measures will be taken into comprehensive research,and Dong Xinyuan project,for example,has been carried on the thorough analysis.This paper's main research content includes:Firstly,the paper comprehensively summarizing the compiling characteristics of simulation bill of quantities,analyses the analog quantity of preparation process and risk,the potential problems,controlling system for the risk by focusing on deepening the preliminary design,the reference for the similar project,adopt quota design and other means.At the same time,this paper introduces the current lowest bid evaluation method,a comprehensive analysis of the merits of the lowest bid evaluation method and risk,and applied to practical engineering.After theoretical comparison and actual case analysis,the preliminary design and reference of similar projects have indeed played a greater role in the compilation process,which has greatly improved the practicality of the list.At the same time,we also noticed that the initial design decisions have a huge impact on the project costs.Quota design and other management methods should be used to improve the quality of the initial design.Secondly,the paper analyses the impact of simulation under the mode of pricing by bill of quantities list deviation on prices.Discussing the simulation and the cause of errors occurring when using bill of quantities and risk,and analyzing the engineering list deviation affect comprehensive unit price and cost.Then introducing the comprehensive unit price and cost under the deviation list price adjustment theory,and puts forward the actual to the actual project site adjustment scheme.After theoretical analysis and summary of actual applications,according to the division of responsibilities and the composition of the list,the way of adjusting the deviation of the project list has protected the interests of the contracting and contracting parties and reduced the dispute on site.The deviation of the project list should be linked to theory and practice.The emphasis is on the division of responsibilities and the review of list prices.Thirdly,the paper analyses the meaning of controlling the quantity in construction process,and its guiding role to the settlement work of the simulation list.The focus of process settlement lies in the collection of construction data and the control of visa changes.Then,software verification and calculation of project quantities are required.This article systematically studies the application of the simulation list from the perspective of the entire process cycle of project construction.By combining specific projects with specific theoretical issues,the intrinsic features and attributes of the project are thoroughly explored,and clear solutions to the problems that may arise in different stages of the simulation project inventory are presented,as well as operational methods and measures.The research results of this paper can be widely used for the cost control of EPC projects that need to shorten the construction period,especially for the transition from the preliminary design to the chemical production and equipment manufacturing industries with a long detailed design cycle.The specific methods proposed in the paper can be directly applied to practical work to improve the accuracy and practicality of the simulation list.The theoretical analysis of this paper can also guide the cost management of similar projects and effectively reduce project disputes. |
