Study On The Rules And Influencing Factors Of Building Demolition In Small Cities Under The Background Of Urban Renewal

As the main battlefield of accelerating urbanization,the developmental pattern of small cities has changed from extensive expansion which gives first place to new area development to city updating and redevelopment under the concepts of scientific development.In the vigorous urban renewal activities,a large number of existing buildings have been demolished.Based on the idea of "the establishment of the impact factor system for building demolition of small cities-the empirical research on the law of building demolition of small cities-the empirical analysis on the influencing factors and mechanism of building demolition of small cities" and the existing research results,this paper researched the law and influencing factors of building demolition in small cities from theoretical and empirical levels.At first,the influencing factor system of building demolition in small cities was established through combining with literature summary and the basic characteristics of small cities on the basis of DSR and hedonic price model.The mechanism of building demolition and the possible effects of various factors were analyzed from the theoretical level at the same time.The system was constructed from the aspects of driving force,state and response,and divided into six characteristics: population characteristic,economic characteristic,internal characteristic,location characteristic,neighborhood characteristic and political characteristic correspondingly.Then it specified 17 major influencing indicators,such as population change rate,per capita GDP,floor area and building floors.And then old urban area of Yuechi was taken as an example for empirical analysis.Firstly,this paper maked descriptive statistical analysis and spatial distribution analysis of buildings in the old urban area in 2007,finding that the old urban areas still maintained a bottom-up city image.The buildings with different fuctions were cross-distributed and the explicit sectorization had yet been formed.Buildings demolished in 2007-2017 were mainly distributed in seed company plots,theatre plots,Xiaodongmen Market-Chenghuan East Road plots,Audi Pearl plots and obstetric hospital plots.And the probability of demolition of various functional buildings is different.From large to small,they were industrial buildings,residential buildings,commercial buildings and public buildings.At the same time,the rules of demolished buildings with diferent fuctions were different,which indicates that the influencing factors were also different.Secondly,this article used Logistic regression model to make a quantitative analysis of the mechanism of the influencing factors of demolition buildings.And it was found that the demolition of buildings with various functions was the result of internal characteristics,location characteristics,neighborhood characteristics,economic characteristics and political characteristics,but the key influencing factors of buildings with diferent fuctions were different.Generally speaking,economic development and population growth will lead to the demolition of buildings and buildings with poor quality,low land use efficiency,low demolition cost and high land potential were more likely to be demolished.In addition,the demolition of buildings in small cities was more focused on social benefits.Specifically,the villages in the city and the surrounding buildings of important landscape belts and declining commercial centers were main demolition objects to improve city image and urban function,so as to achieve the purpose of enhancing the vitality of the old urban areas finally.Finally,the policy suggestions on norming the behavior of demolition and extending the life of buildings were put forward based on the analysis of influencing factors from three angles of government,real estate developers and residents.
