Risk Management And Model Optimization Of Health Endowment Real Estate Development

With the development of social economy,the development of health industry in China is more and more rapid.With the increasing regulation of China's traditional real estate market,more and more traditional real estate enterprises have entered the pension and health industry.However,the pension and health industry have a large investment,and the payback period of investment is longer than that of traditional real estate projects,and the risk is also large.Therefore,when developing a project,it is necessary to fully manage the possible risks in the process of project development.At the same time,the traditional risk assessment methods have some deficiencies in the evaluation of the new pension health industry,which cannot fully reflect the risks of the pension health industry.Therefore,this paper will present a trial of using Financial model of discounted cash flows and support vector machine(SVM)based on monte carlo method to analyze the M project.Firstly,through the analysis of existing literature and policy data,this paper determines the possible risks in the development process of some pension health industrial parks,and constructs some risk analysis indicators.At the same time,it is found that the pension health industry does have a large market and the traditional risk analysis methods do have some shortcomings.Through the analysis of the development risk of M project,the paper finds that the traditional method still has some defects after the correction,and the analysis process is tedious and other defects.After analyzing the above research results,this paper proposes a new risk analysis model based on the characteristics of needle endowment health industry.After the verification of the new method,the paper found that the new method,on the basis of simplifying the analysis process,could find that compared with the actual situation,the error was within the acceptable range,and could better reflect the risk size in the project development.After analyzing the analysis results,this paper puts forward some risk countermeasures according to the characteristics of the pension health industrial park.This paper studies the risk management and risk analysis model of the pension health industry,which is the improvement and development of the traditional risk analysis method in the new industrial environment,and also provides some theoretical support for the future development of this type of project.
