Population aging is a common problem faced by all countries in the world.China's aging pace is to bring China fast into an awkward situation where it is not rich and old.Through several years of research and practice,the government and the community have determined the way of old age,which is supplemented by home pension,institutional pension and social old-age care,and encourages private capital to actively participate in the pension market through subsidies and concessions.However,due to the rapid occupation and expansion of capital to the high-end market,the high-end pension market oversupply,which triggers private capital to shift the user positioning of products to low-and middle-income elderly groups,in order to solve the problem of inclusive pension.According to market research,the pension intention of middle and low income elderly groups is relatively large for "home pension and community proximity to old age".Therefore,the development of embedded old-age service facilities has become a necessary trend of inclusive old-age care.A large number of pension enterprises through the development of a certain number of chain embedded old-age service facilities in a region or a city,expand the service scope and influence of facilities,increase the type of services,in order to increase profitability.However,due to the lack of comprehensive consideration of product positioning,planning site selection,building transformation,marketing strategy and other problems in the early planning of the facility,the existing chain embedded old-age service facilities have poor operating conditions,abnormal capital chain,meagre profits and so on.In this paper,through the combination of questionnaire research and Field Building research,the spatial distribution model and operation mode of chain embedded pension facilities are discussed.Firstly,through the questionnaire survey method,this paper investigates and counts the consumption of the elderly with different ages,different occupations,different monthly income and different education levels in terms of interests,health care and so on,and analyzes and probes into the reasons for the different situations,and summarizes the factors that affect the profitability of the chain embedded community old-age service facilities.Through field research,this Dalian the functional allocation of the existing chain embedded old-age facilities,the construction transformation,the distribution of the surrounding supporting services facilities and the coordination of the facilities to carry out research and data collection.This paper analyzes the building plane form of the existing chain embedded community old-age service facilities,and formulates the transformation strategy of the public construction private buildings for different modes.Through the investigation of the operation of the chain facility and the situation of the surrounding population,and combined with the results of the questionnaire analysis,this paper discusses the function orientation,operation mode and rationality of the planned location of the facility.Finally,it provides strategic advice from the aspects of positioning,planning,operation,building transformation and so on for the whole process of the construction of chain embedded community old-age service facilities.
