Study On Life Cycle Cost Control Of Construction Projects

The whole life cycle cost control of the project runs through the whole stage of project decision-making,design,list,bidding and tendering,contract,construction,completion settlement,operation and maintenance,and finally demolition and recovery of residual value.In addition to the cost control of decision-making,design,bidding and tendering,construction and completion settlement during the construction period,the cost of operation and maintenance should also be considered.Each stage is indispensable.At present,there are many problems in the field of cost control of engineering projects in China.Cost control is mostly point type or stage type control,lack whole life cycle unified management,lack continuity and regular;The control of project cost mainly adopts ex post facto control.Lack of long-term vision,only pay attention to the construction of the project in the period of low cost,not considering the operation and maintenance costs after the completion of the project,but cause great waste.Whole life cycle of the construction project cost control is a systematic project,need to cooperate to complete project participants multi-level aspects,to the full life cycle of engineering project cost control,control of the body is the owner,should not only consider the cost of construction is reasonable,but also after the completion of maintenance operation cost is not high,the whole life cycle cost minimum talent is the best solution.Finally achieve the goal of minimizing the cost and maximizing the benefit of the whole life cycle of the project.This paper elaborates on the value engineering theory and the analytic hierarchy process.During the whole life cycle of the engineering project,the application of value engineering theory combined with economic and technological means to fully explore the value of the product,realize the necessary functions of the product at the lowest cost and obtain the maximum economic benefits.The analytic hierarchy process(ahp)has extensive psychological basis in the field of comprehensive evaluation,especially in the field of bidding and tendering with many influencing factors.By quantitative calculation,the winning bidder and the bid price can bedetermined scientifically and reasonably.Different problems exist in different stages of cost control in the whole life cycle.The characteristics of each stage are analyzed and different effective measures are adopted respectively to finally perfect the cost control system of the engineering project.Based on actual engineering cases,this paper analyzes and studies the specific application of value engineering theory and ahp in the whole life cycle,hoping to provide reference and inspiration for similar projects in the future.
