China's real estate industry as a pillar industry of the national economy has a lot of market development space,but because of the traditional construction mode there is a waste of resources and environmental pollution,etc.Intelligent building as a new type of architectural ecological model came into being in the context of smart city construction.Read,the use of bim,big data,iot,cloud computing,artificial intelligence and other high-tech changes in the past rough-style construction mode,to create a green,efficient and convenient living environment,and truly achieve a high degree of integration and sustainable development of people,buildings and the environment.This article refers to a large number of domestic and foreign related literature and forums,sums up the wisdom of building concepts and research status at home and abroad,and summarizes the concept and performance characteristics of smart buildings.Based on the theory of life cycle,sustainable development theory and stakeholder theory and using the DPSF conceptual model,from the perspective of the whole process,a set of intelligent building process consisting of 4 dimensions,5 elements and 31 indicators was constructed.Comprehensive evaluation indicators,followed by questionnaire survey and statistical analysis of the questionnaire data,the indicators were optimized,and finally retained 29 indicators,forming a comprehensive evaluation index system for the whole process of smart buildings.On the basis of the questionnaire data,the weight of the index is obtained by the entropy weight method,and the classical matter element and the node matter element are constructed by the matter-element analysis method.The correlation degree of each index corresponding to the evaluation level is analyzed,and the evaluation of the object to be evaluated is determined.Level,thus establishing a comprehensive evaluation model for the whole process of intelligent buildings.Finally,an empirical analysis is carried out by taking a one-star green public building developed by a real estate company as an example.The conclusions obtained are in good agreement with the implementation of the project,which verifies the feasibility of the evaluation model and the scientific and rationality of the evaluation index system.And from the economic environment,technical perspective and construction status,it puts forward suggestions for promoting the construction of smart building projects.Carry out comprehensive evaluation research on the whole process of smart building projects,establish an objective and fair comprehensive evaluation system,which is conducive to the supervision and guidance of the real estate market,and can also evaluate and feedback the operation effect of smart buildings.
