Research On Spatial Pattern Commodity Housing Price In Shenyang Third Loop

Thecommodity housing isan important part of the important functions of the cityand the city spatial structure.The spatial pattern of commodity housing can not only provide a reference for city residents,but also the social economic status ofreaction city region,is an important perspective on thecityand itsspatial structure.With the development of market economy,the supply and demand ofcity housing constantly in the market competition is changing,the price differenceof commodity housing is not only reflected in the time,has become now the spatial distribution.At the same time,the price of commercial housing has certainregularity in spatial distribution,to explore the distribution characteristics ofShenyang residential commodity price space,need to support relatively accuratedata and powerful method.In this paper,through the commodity housing data in the online collection ofShenyang Sanhuan within recent ten years opened as the foundation,theShenyang network of roads,schools,parks,subway lines,and the values ofvector,through the GIS technology analysis of factors research Sanhuan newdevelopment distribution characteristics and spatial distribution of commodity housing price spatial distribution and influence on the influencing characteristics,so as to summarize Shenyang Sanhuan within commercial residential spatial pattern and influencing factors of Shenyang commodity residential space pattern,finally make a prediction to the commodity residential spatial pattern of ShenyangSanhuan future,and puts forward the optimization of urban spatial developmentstrategy of Shenyang.Through the research discovery,Shenyang Sanhuan within commercial residential space pattern was about:Distribution Center West,plaquedistribution;the center of saturation,North and south,outer diffusion along the traffic was branched radiation;the price gradient layer,multi core,layer structure;the ring layer dislocation;the street youth advocate expensive,northwestequilibrium and southern mixed.In the future commercial housing price spatial distribution evolution trend forecast for the Youth Street will become the space of Shenyang residential commodity prices on the polar nucleus;the expansion of North South extension,Hunnan area will form the space of new commodity housing prices on the secondary center;development of the district will speed up the formation of Shen Yangcheng City residential commodity price more center pattern;the opening of the MTR will lead the new spatial pattern of commodity housing price;the city center area and the central area of peripheral commercial housing price difference deepening.The main significance of this study is to explore the evolution trend of the spatial pattern of pattern and the future Shenyang Sanhuan commercial housing,and for how to achieve the rationalization of evolution and puts forward relevant policy suggestions.
