In recent years,China's construction industry has begun to pay more and more attention to reducing consumption and energy conservation.The terms green building”,“smart city”,“technology integration” and “overall management” are becoming more and more loud.While the building and structural parts are energy-saving and consumption-reducing,the electromechanical part has also begun to enter the era of “fine analysis,use of first-class technology,and low-cost consumption”.The first and foremost is the HVAC system for human comfort and health.From the past,"leaders do not pay attention,personnel are not professional,no training,no adjustment,no maintenance," it has become the "central control room coordinating command,large-scale equipment analysis,automatic control device introduction and installation,"Advanced management technology training trials",it can be said that great progress has been made.This paper introduces in detail the principle of operation and maintenance management of HVAC systems,as well as some common adjustment methods(quality adjustment,quantity adjustment and mixing adjustment),as well as some mature mature economic energy-saving measures during operation and maintenance management,such as determining reasonable The room temperature control standard,clever and reasonable use of outdoor fresh air,scientific and reasonable determination of opening and closing time.And adopting the popular BIM technology to model the HVAC system in three dimensions,import all the information of the HVAC system during planning,design,installation and operation and maintenance into the 3D model,and connect the HVAC with RFID asset tags.Some automatic control devices in the system,such as temperature controller,humidity controller,coma controller,frequency converter,etc.,allow the automatic control device to transmit data to the professionals in the general control room at any time while controlling,they will After the data is reanalyzed,the execution result is transmitted to the mobile terminal of the field operator to achieve the scientificoperation and maintenance of the HVAC system in the air-conditioned room.At the end of this paper,taking the actual case as an example,BIM technology is used to apply the operation management,maintenance and protection of the HVAC system of a hospital.In practice,the knowledge points are put to the conclusion,and the practice is summarized and forecasted.For the future,BIM technology provides a certain theoretical basis and use basis for the mature use of HVAC system operation and maintenance management,hoping to help the current HVAC system operation and maintenance management.
