| The residence is the first of the four functions identified in the Athens charter and is one of the important basic functions of harmonious society and livable city construction.The report at 19 th CPC National Congress says,“the aspirations of the people to live a better life must always be the focus of our efforts.” It is also one of the planning measures for the construction of people’s satisfaction to live in the city.Most of the researches of residential land planning in China now are residential area planning and design、residential land layout and plot ratio,etc,and at the macro level of residential land to carry out the overall intensity of the related research is relatively small,therefore,this study in order to improve the livability and land use benefits such as visual Angle,at the central city of Nanjing as the research object,to study from the overall level of intensity distribution characteristics of residential land,and further explore its mechanism.This paper will adopt the method of qualitative and quantitative research to carry out relevant research.When studying the intensity distribution characteristics of residential land in central city of Nanjing,the quantitative analysis method,namely GIS spatial data processing method,is adopted.When determining the relevant influencing factors,adopts the method of combining qualitative and quantitative analysis and qualitative analysis mainly using the method of excluding,expert questionnaire method,the quantitative analysis mainly USES the correlation analysis,partial correlation analysis and stepwise multiple regression analysis and GIS spatial data processing method.This study is divided into five chapters.The first chapter is the introduction,elaborates the background of the research,the definition of the research object,and the research focus and method of this paper.Research foundation of the second chapter for this article mainly expounds the related theory,the research dynamic and practical experience,including residential land intensity distribution and influencing factors,the research method and the general characteristics of residential land intensity distribution rule,the main influencing factors.In the third chapter,on the basis of the present situation of central city of Nanjing,this paper focuses on the relative research methods,and analyzes and summarizes the characteristics of the intensity distribution of residential land in Nanjing.The fourth chapter using the combination of qualitative and quantitative method,in the center of the screen Nanjing city based on the influence factors of residential land distribution,the range and extent of the influence of various influencing factors,such as further analysis of the characteristics.The fifth chapter is the conclusion and prospect,summarizes the shortcomings of the thesis,and further studies in the follow-up study.The main research conclusions of this paper are as follows: 1.Through the GIS spatial data analysis method,it is concluded that the intensity of residential land in Nanjing has a circular distribution pattern,showing an overall trend from high to low from the old city to the periphery.High-intensity living The land is mainly distributed around the commercial center of the city and the orbital sites.The low-strength residential land is mainly distributed around the landscape and the surrounding walls.2.The main factors affecting the strength of residential land in Nanjing Central City include building height,metro stations,commercial center,length of roads per unit(length/area ratio)and land size.The order of impact is the building height > metro stations> commercial center> length of roads per unit(length/area ratio)> land size.3.In terms of impact characteristics,the municipal commercial center’s impact on the residential land in Nanjing’s downtown area is 2300 m,the municipal-level sub-central and regional-level center’s influence scope is 500 m,and the transfer station’s influence scope is 800 m,and the impact of general stations The range is 500m;when the building height is less than 60 m,it has a significant impact on the intensity of residential land;when the length/area ratio is less than 200m/Ha,it has a significant impact on the intensity of residential land;when the land size is less than 4 hectares,The effect by the intensity of residential land is more obvious. |
