Under the new situation,the traditional construction methods in the construction industry do not meet the development requirements,and construction enterprises need to be transformed and upgraded.Due to the construction characteristics of “first factory production and post-site assembly construction”,the prefabricated buildings have been promoted by the national and construction industries.Assembled construction needs to organize the participating enterprises through integrated and integrated methods to improve the level of collaborative work and achieve the overall construction of the building.However,the industrial supporting facilities of prefabricated buildings are not perfect,and the advantages of factory production of prefabricated components have not yet been reflected.Construction companies must find ways at the enterprise level – how to obtain the advantages of factory production in the case of imperfect industrial chains.The project alliance can realize the collaborative operation and resource allocation optimization among multiple enterprises.However,due to the large number of participating enterprises and the different goals and plans,it is easy to produce opportunistic behavior.Compared with traditional buildings,the production of prefabricated buildings is more closely related and complex,and the content of enterprise management tends to manage relationships.It can be seen that how to manage and maintain the relationship of alliance enterprises is not only to ensure the quality of coordination of the various participants,but also to ensure the stable development of the alliance and promote the development of fabricated buildings from the enterprise level.Through the analysis and consultation of relevant experts,it is found that the enterprises that build the prefabricated buildings are easy to end after the completion of the project.Through analysis,they find that the problems existing in the enterprise relationship--the relationship management is insufficient.Therefore,this paper analyzes the situation and current situation of the relationship between assembly and construction enterprises,and proposes a relational management model based on project alliance.Based on the literature analysis,this paper first analyzes the situation of the relationship management between assembly-type construction enterprises and the relationship of cooperation is easy to end.Based on the relevant theories,the deficiency and reasons of relationship management are expounded.On this basis,the paper discusses The relationship between relationship management and the development of assembly buildings and the stable development of alliances.Next,this paper analyzes the mechanism of the relationship management based on the project alliance,and proposes the management mode of the enterprise alliance relationship management scenario.The management model proposed in this paper consists of three parts,namely,the leader of relationship management-core enterprise,constraint system and incentive measures,and proposes the identification method and model of the core enterprise,and makes the core enterprise of the alliance of the assembly-type construction enterprise.The study of universality has led to the representation of the design and general contractors as the relationship management leader in such projects.When the research constraint system and the incentive measures are constructed,the constraint system should be constructed from the perspective of cooperation satisfaction,communication frequency and quality,and knowledge assimilation and sharing,and the specific situation of the project should be constructed.The construction of incentive measures should generally be from economic and reputation.Aspects set corresponding rewards and penalties.In addition,on the basis of the research,through the in-depth interview method,the problems in the construction process of the B-assembled building project in the construction process are found out,and the specific relationship management optimization countermeasures are proposed.Finally,relevant recommendations are made for the development of prefabricated buildings and the management of alliances of this type of construction enterprise.
