Research On Design Risk Management Of Large Commercial Complex Projects

With the gradual improvement of China's legal system construction and the continuous advancement of the market-oriented reforming of the architecture design industry,the risk taken by the architecture design companies is constantly increasing.The Ministry of Housing and Urban-Rural Development pointed out in the "13th Five-Year Plan for the Development of Engineering Survey and Design Industry" that the government increase the efforts on decentralization and deep-level reforming continuously,and the reforming in bidding,billing,qualifications,and certification makes clear the decision role of the market.The further open up in the survey and design market forces the industry to change the technology level,the service model and the risk management and control accordingly.In the recent years,accompanied with the continual advancement of China's urbanization progress,the large commercial complex building have sprung up in various cities.This round of construction boom brings opportunities to the architecture design companies,but it also reveals the weakness on the risk management in many of them.In the civil design field,the large commercial complex project is more complicated than the other projects,there are more uncertain factors and larger impact.And such project is much more important for the operation of the architecture design companies.The risks management system in architecture design company is researched.At first,the current situation of risk management of a architecture design company is analyzed so as to locate the problems existed and from the aspects of personnel quality,organizational system and management methods,the cause of these problems is analyzed.Then,by investigating the designing of the risk management system in some successful large commercial complexes and related projects,the experience is revealed.Finally,the recommendation for improving the risk management in the large commercial complex project in concluded.The recommendation includes five aspects:training employees for risk management,emphasizing the importance of risk management,improving the organizing of the risk management system,enriching risk management methods and strengthening the risk prevention and control measures.The pace of reforming in China is testing the market adaptability of architecture design companies.The research results of this thesis can provide reference for those architecture design companies that intend to improve their risk management and also a more solid foundation for their further development.
