In recent years,with the continuous progress of China's urbanization process,the scale of real estate has been expanding,experienced a rapid development of the real estate industry is currently entering the slowdown in growth,profit reduction stage,the face of increasingly fierce market competition,how in the low-profit era Get a foothold is the real meaning of each real estate business survival,which cost management,to achieve cost reduction is one of the most direct and effective means of the enterprise.At present,the management of real estate enterprises,although the cost management has been put on the agenda,but most focus on the cost accounting stage,the cost of tracking the stage of management,cost management for how the cost of a reasonable layout,the development of project cost planning also Stay in the initial stage,and only try in less business.Based on this background,this paper reviews the status quo of China's real estate market and applies specific examples to analyze the changes in the target cost and actual cost of the project by taking the H project of AT Real Estate Company as an example.The paper introduces the research contents,The results show that the investment decision stage and the design stage are the main stages that affect the total cost of the whole process,and the feasibility study,the preliminary design and the technical design of the total cost of the whole process are analyzed.The results show that the investment decision stage and the design stage are the main stages of the total cost of the whole process.And other influential factors outstanding performance,need to pay attention to the cost manager.Based on the research results of this paper,the paper analyzes the existing cost management model of AT,and finds out the main factors influencing the cost from each stage,and compares the target cost and contract planning with the second phase of H project as a comparative example The effect of cost management has been further verified.At the end of this paper,a series of optimization strategies are put forward for the cost management of real estate development projects,which provide a reference for the healthy development of real estate enterprises and industries and the adjustment and optimization of China's economic structure.
