China has been in the period of economic “new normal” growth and new urbanization after the rapid economic growth and urban expansion since the opening-up policy.Urban regeneration has become not only the main approach of intension development transforming from extension growth,but also an important theme of urban transformation development.The railway station area,which was originally located in the outskirts of the urban built-up area,has been surrounded by buildings because of the fast expansion.This makes the railway and railway station become barriers for urban development to cross.Meanwhile,construction of relevant facilities by the existing railway station brought by the high-speed rail has provided a chance for the regeneration of railway station area.Along with the reform of the tax sharing system and the housing system in China,urban land and urban space,which did not possess the exchange property during the planned economy period,become “movability”.Land and space have turned into tradable commodities,which contributes to the integration of Chinese urban construction into the global capital circulation.The engagement of capital involved in the production of urban space has deepened.Production of space has already been as important as production of industrial goods and is developing into a relatively independent social production field.This thesis focuses on the three cases of railway station area,namely Zhenjiang Railway Station,Danyang Railway Station and Wuxi Railway Station because of the typical coexistence of new and old station-houses along the Huning Railway and Shanghai-Nanjing Intercity Railway.The process,mechanism and result of the production of space in these three railway station areas are illustrated on the theoretical basis of production of space.In the aspect of process and mechanism,the capital and power of five major groups participating in the production of space in railway station areas are examined.These groups include: Railway Bureau,local government,city development company,real estate developer and urban planning institute.The game relationship resulted from the striving for maximization of interests during the production of space are explained.Also,the way and purpose of capital multiplication in railway station areas are discussed.With regard to the result of production of space,Railway Bureau's social and public interests and local government's public interests,as well as land capital proliferation and currency capital proliferation have been achieved via the urban regeneration in the railway station area.On the other hand,differentiation of commercial operation on both sides of the railway is a quite obvious tendency,along with the difficulty to maintain an ideal balance from the aspect of the dual attributes of node and place in the railway station areas.The thesis aims to suggest guidance and reference for the continuing regeneration in railway station areas in China in the future through comparison of cases.
