| Although China’s housing industry started early,its real take-off is still driven by the real estate industry.In recent years,the domestic real estate industry has risen,and some cities have experienced overheating in the real estate market.In order to curb these irrational phenomena and also to control financial risks,the state has implemented a housing purchase restriction policy since 2010,which has been into effect for eight years.With the introduction of purchase restrictions in various regions,the real estate market has effectively managed.As the real estate downstream industry,housing industry does not respond as quickly as the real estate industry.In the case of severe shortage of supply of development projects,more and more housing construction companies have participated in them,leading to increasingly fierce market competition.This is a great challenge for most housing construction companies in China.Facing this kind of challenge,it is an urgent problem to be solved how the housing construction company survives and develops.This article takes A company as an example to study from the perspective of company-level strategic management,formulate a strategy adjustment plan,and solve the problems of the business development of building construction companies in the context of purchase restrictions.The article analyzes the problems of the A company from the four perspectives of the current strategy,the contract structure,the performance of the representative contract before and after the purchase restriction,and the profitability.Among them,the analysis of the current strategic issues reveals that A’s long-term implementation of a specialized strategy leads to an oversimplified business;the analysis of the contractual structure reveals A’s oversimplified marketing direction;data comparisons are conducted through the performance of representative contracts before and after the purchase restriction,which reveals a huge difference in the quality of new contracts,leading to the problems in the company’s business operations.Finally,DuPont analysis and factor analysis are combined to analyze the profitability of A company,further confirming the necessity of strategic adjustment in the context of purchase restrictions.In order to solve the company’s strategic issues,the article takes the company’s core competitiveness and diversification as the theoretical basis.First of all,the market segmentation of the housing industry,through the enterprise competitiveness path table to determine the direction of strategic adjustment for A company.Then dig deep the core competitiveness of the company in combination with the SWOT analysis to find market entry points to ensure short-term feasibility of the strategic adjustment;and then its long-term feasibility is also ensured through a macro research and policy analysis of the target market.Finally,the strategic adjustment plan is determined after all the analyses.Through the study,the following conclusions are drawn:(1)under the background of purchase restrictions,strategic adjustments are needed due to that it is difficult for housing construction companies to adapt to the market with the continuous implementation of specialization strategy,and(2)based on the core competitiveness of the company,it is feasible to adjust from a specialized strategy to a diversified strategy. |
