Research On The Desing Of Industrial Maintenance And Renovation Of Existing Residential Houses

In recent years,as the explosive growth of high-rise housing construction in China the stock of high-rise housing has increased dramatically which has been the first in the world.The existing high-rise residential buildings which built in the early years declined the physical function and the useful spaces could not meet the requirements.The contradiction of the the housing quality and people constantly increasing the living needs has been produced.Under the 12 th Five-Year Plan and the 13 th Five-Year Plan,the industrialization of new-type buildings has become the target of upgrading our country's construction industry.Compared with the previous residential construction,the industrialization of new-type buildings has emphasized the concept of the whole life cycle of housing.Under the concept,the physical components can be replaced according to the level of the loss of the building and the residence requirements at different stages of life.And the space function can be changed to meet peoples' changing need.This pattern is advanced in theory,but also in the technology.It's particularly urgent to use the new technology to make the existing high-rise buildings rebirth,improve the living quality of the community,and achieve less energy consumption of resources.This paper designs the typical existing high-rise residential buildings(districts)in East China from three aspects of planning,building,landscape maintenance and renovation with the method of industrial renewal.Planning renewal mainly focuses on entrance,road,parking,public space,and building renewal,which is based on the theory of complete separation of support and filler to study the replacement of each functional component of the building.Finally,using the construction of the information system of the existing high-rise residential building,it judges and collates the present situation of the existing high-rise residence and uploads on the net to form a complete data platform.Therefore,the future design of maintenance and transformation will be more informationalized and convenient.The innovation points of this paper: 1.Based on the theory of SI architecture(Skeleton and Infill Housing,support and filler separation),the new architecture industrialization is separated from components to component independence and has been extended theoretically.On this basis,the theory of independent industrial maintenance and transformation of components is formed.2.From the design method of functional alternation to the design method of variable structure space.3.Combined with the Internet,a new building industrialization,maintenance,transformation and information platform is conducive to the formation of knowledge management and knowledge sharing in building maintenance and transformation.Combining theory with practice,this paper provides the renewal method of existing high-rise residential buildings,and states a reference for domestic high-rise residential renewal.
