Along with the regulations and controls of the national macro policies and the true reflections of the markets,the high profit era of the real estate project has gone forever,and the construction enterprises such as employers,developers,builders and constructors are getting more and more focused on broadening sources of income and reducing expenditure,suing the scientific methods and measures to carry out the cost management to the real estate project,in order to improve the profit rates of the real estate enterprises.The tools of the work breakdown structure WBS project management have been introduced into the construction project management,and in many large-scale international projects,it starts to require the project managers to use the work breakdown structure WBS to manage the project,however in China,the cost regulation and control for the real estate project have always been the macro management style,and the methods of the WBS haven't been much applied,and many technicians haven't understood the basic concepts of the work breakdown structure WBS,also many enterprises don't have the habits to prepare the work breakdown structure WBS,and in this article,focusing on this status,it carries out researches on the subject of the work breakdown structure as well as the applications in the construction project.In this article,it introduces the concepts development processes of the cost management theories,and establishes a work breakdown structure for the house construction engineering in accordance with the common practices,specifications and regulations of the construction project.On this base,taking the business project of Shanghai Dongkang Sanlin Base Block as the criterion,starting from the breakdown methods of the project engineering,carries out the work breakdown structure at the construction stage of the foundation engineering of Shanghai Dongkang Sanlin Base Block,and obtains the basic work units.After the breakdown,the whole engineering project is divided into separate small projects within the exclusive module range,and these small projects are easier to be accurately calculated in the expenditure management and schedule management,and it can be more convenient for the managers of the project engineering to carry out the more accurate estimation to the expenditures of the project,and cross the professional boundaries to strengthen the global management of the whole project.And the final purposes of this article are to construct a template of the construction project work breakdown structure on this base,and for the related personnel of the construction engineering,to carry out the management and control to the cost of the project engineering through this template,in order to maximize the profits of the real estate projects.
