Research On Cost Control In Construction Phase Of W Commercial Housing

The cost control principle exists in the whole process of engineering project construction.Fundamentally speaking,the profit and loss of construction projects in construction and marketing have an important relationship with the quality control of the cost control,which is the key factor for the profit and loss of the project,and it is also an important part of the comprehensive coverage of the project management.Therefore,engineering cost control has become more and more important in recent years and has become an important part of project management.The construction phase of the construction side is the stage where the capital expenditure is the highest in the whole project construction phase,and it is also the transformation stage of the project from the actual investment capital to the project entity building.Domestic construction enterprises should strengthen their competitiveness in domestic and foreign markets and improve their investment system reform should focus on the cost control during the construction phase of the project.It should be pointed out that project management theory and cost management theory as well as real estate development project cost control theory are the research basis of construction phase cost control.Based on the actual progress of the W project,this paper introduces in detail the current situation of the cost control of the W project in the commercial housing development stage,including the current status of project budget control and the status quo of process control.This paper further studies the problems in the cost control process,and uses the earned value analysis method to conduct a phased investigation on the W project in the construction cost management process.Specifically,the monthly cost variance in the construction process is studied as a time node,and the problems existing in the cost control process from the beginning to the present are explored,and specific factors are analyzed for the problems generated;A variety of problems,cost control concept,cost control organization,project costcontrol process improvement and cost control concept as four basic solutions,design related methods,improve cost control capabilities.Based on the above research,this paper optimizes the cost control organizational structure by clarifying the responsibility of cost control positions.Specifically,the project target cost reduction and target cost optimization are applied to accurately estimate the project budget cost,decompose and implement the project target cost,control the engineering construction installation target cost,and establish a scientific project cost management process.Implementing refined cost control and establishing a target cost assessment system,ultimately controlling the cost of the construction process.
