Research On The Application Of Value Engineering In Construction Cost Control Of Resettlement Housing

In recent years,with the rapid pace of urbanization in China,large-scale demolition projects are proceeding rapidly.In order to protect the basic living rights and interests of the demolished residents,the resettlement housing has become inevitable.However,in the resettlement Housing Construction,on the one hand,the construction cost is over-expenditure,on the other hand,it can not meet the actual needs of the resettled residents is very common.Therefore,how to control the cost effectively according to the resettlement housing is an urgent problem to be solved.Based on the unique superiority and innovation of value engineering when it is used to analyze and solve problems,and according to the theory of cost control in the whole process of real estate,this article analyses problems at the level of cost monitoring.Through the analysis of value engineering in the investment decision-making stage,design stage and construction stage of the whole process of resettlement housing construction,problems are found,and problems are solved through the evaluation and innovation process of value engineering.This article studies the application of value engineering in the investment decision-making stage of the project,in order to satisfy the needs of the resettlement residents as the scoring basis,select the appropriate planning scheme,compile investment estimates,so as to establish a reasonable target control cost in the investment decision-making stage,and lay a good foundation for subsequent cost control.The application of value engineering in project design stage is based on the objectives set up in investment decision stage,and the application of value engineering in quota runs through the preliminary design stage to the construction drawing design stage.The application of value engineering in the construction phase of a project is based on the target cost and uses the method of value engineering to control the dynamic cost,so as to achieve the predetermined cost target.
