Study On The Changing Characteristics And Influencing Factors Of Urban Development Land In Megalopolis In China

Urban development land is the material basis of the urban social economicdevelopment. With the rapid development of our country’s economy and theaccelerating process of urbanization, the concentration of population and industry whichwas brought by urbanization, causes an increasing demand for urban residential landand public facilities land, leading to increasingly sharp contradictions between theactual needs of the urban development land and the rigidity of land supply. Megalopolisare often municipalities or provincial capital cities, which are responsible for theregional political, economic and cultural center’s functions and play a leading role innational economic growth and urban development. To study the characteristics andevolution of the urban development land of megalopolis and explore the trend of urbandevelopment land and the influencing factors of development land expansion issignificant for reasonable regulation of the expansion of the scale of urban developmentland, optimization of the internal structure of the development land, improving theefficiency use of land resources and promoting the cities’ sustainable economicdevelopment.This paper chose the megalopolis which play a leading role in China economicgrowth and urban development as the research object. According to comparative studyin classification data of megalopolis’ land use in Beijing, Tianjin, Shanghai, Guangzhouand other large cities from1999to2011, the paper analyzed the megalopolis’sdevelopment land characteristics and evolution in the aspects of size and structure; thencombined with the relevant research results at home and abroad, qualitatively analyzedgeneral influencing factors of changes in large urban development land, and on thisbasis, built a megalopolis development land expansion influencing factors system;followed by, quantitatively extracted the core influencing factors of the megalopolisdevelopment land expansion with the methods of statistical analysis, such as correlationanalysis, principal component analysis and stepwise regression analysis, and usedcontrast analysis to analyze the core influencing factors of the over-sized urbandevelopment land expansion. Finally, according to the development of megalopolisdevelopment land in China, the paper put forward policy recommendations to promotethe rational development of the scale and structure of urban development land.On the one hand, the study expanded the width and breadth of the urban development land, enriched and developed the theoretical study of urban planning anddevelopment land; On the other hand, it provided decision basis for the reasonableregulation of urban development land growth, optimizing the structure of urban landand improving the efficiency of land use.
