With the development of economy and the improvement of urban civilization,the functional structure,material facilities and living environment of old districts can no longer meet the needs of the times.In this context,the transformation of old districts has been carried out in various cities in China.In 2016,the government's work report pointed out that we must firmly establish and carry out the five development ideas of innovation,coordination,green,openness and sharing.The central city working conference proposed that "urban patch and ecological restoration" should be carried out to improve the environmental quality of old urban areas.Therefore,using the transformation of old districts under the theme of local morale project as a carrier,the greenization transformation is the inevitable trend of urban renewal.However,the funds for greenization transformation in old districts mainly rely on government financial subsidies and special funds,and are hard to raise funds from the society,so the difficulty of raising funds is a problem.Therefore,this study chooses suburban old districts,which are the most likely to get social financing,and carries out research on the drive mechanism of village collectives' investment on greenization transformation,so as to provide countermeasures for the promotion of the greenizaiton transformation of old districts..Firstly,literature review is made from three aspects: transformation of old districts,the investment willingness,and the project organization design.The conclusion is that this study has a research space.Secondly,based on the qualitative research method of grounded theory,this study deals with interviews and text information,explores the driving forces of the investment willingness of village collectives in greenization transformation and constructs the relationship model through open coding,axial coding and selective coding.The results show that the four main driving forces are: the situation of funds,home feelings,green performance expectations and governance factors.Thirdly,based on the relationship model of driving forces of the investment willingness of village collectives in greenization transformation,this study analyses driving effect of four possible governance models whose investors are government and village collectives;proposes that the model of "self management of village capital" is effective in forcing the collectives' investment willingness;analyses and proposes that project organization design of green performance expectation,including: the PPP orientation,the modular division of labor and the optimization of the project organizational structure,has a driving effect on the village collectives' investment willingness.Finally,under the "self management of village capital" model,taking the elevator installation project as an example,this study puts forward a project organizational structure model by analyzing the allocation relationship between task and resources and the control relationship of participants and resources according to the project organizational design theory.Also,according to the theory of business process,process design of the elevator installation project is made in planning and decision-making stage,plan approval stage,construction stage,operation and maintenance stage.Furthermore,this study constructs an optimization model of project organization structure design based on computer organization theory,and proposes optimal implementation scheme of solving model applying modern genetic optimization algorithm,which is the specific design of project organization structure with driving effect.
