Research On Project Bidding Management Of Private Real Estate Enterprises

In recent years,with China's real estate market becomes hot,the real estate industry has become a pillar industry of the national economy,and the emergence of a number of outstanding private real estate enterprises,such as Shenzhen Vanke,Hengda Real estate,garden etc..With the real estate market regulation and the rational return of the market value,the competition of the real estate enterprises is becoming increasingly fierce,but also put forward higher requirements for cost control.Project bidding is an important means of cost control in project construction.The project bidding is to select the contractor with the best performance price ratio.Through scientific and reasonable project management,it can effectively control the cost of the real estate project.But most of the private enterprises of China's real estate is a small start,and the development of China's real estate market is relatively short,rapid development,immature market and other factors,resulting in the bidding management of many private real estate enterprises there are many problems need to be strengthened.This paper focuses on the research of the bidding management of private real estate enterprises using the literature research method,case study method,firstly,using the literature research method of project bidding concept,project bidding management system,the private real estate companies bidding and analysis of characteristics and process reengineering theory review and summary,do the theoretical basis for this study.Then a case study of a private Real Estate Company by using case study method,based on the company signed a contract bidding preparation,implementation,the three stage management situation,analyze the existing problems,find unreasonable organizational structure,lack of adjustment,plan on bidding bidding process design is not standardized,such as insufficient information exists the current bidding management system in the company,and then put forward the correspondingoptimization measures to solve these problems,such as the optimization design bidding organization system,establish the contractor management system,introduced the electronic bidding system,project bidding process reengineering.The implementation and effectiveness analysis of the project bidding management system after optimization is carried out.The implementation steps are elaborated,and the advantages and effectiveness of the optimized bidding management system are studied,so as to verify the adaptability of the bidding management system after optimization.The results show that the bidding optimization system has a clear improvement on the bidding management effect of the company,and has a certain reference function for the bidding management of similar private real estate enterprises.
