In recent years,China's urbanization process has been accelerating,and the market share of real estate has been increasing due to urbanization.What's more,the real estate industry has become one of the pillar of the national economy.In the context of rapid growth in housing prices nationwide,the residential market in Dalian has continued to rise and is active.The rapid growth of residential prices have enhanced the economic development of Dalian,however,it has also seriously affected the living conditions and quality of the people in the city.Therefore,it is necessary to study the spatial variation law and influencing factors of residential prices in Dalian.This paper takes the price of second-hand housing in Dalian as the research object,and uses the exploratory spatial analysis method and the residential characteristic price model to analyze the residential quarters in Zhongshan District,Xigang District and Shahekou District of Dalian City through the ArcGIS,Geoda,SPSS and other tools.The main conclusions are as follows:?The residential prices in Zhongshan District,Xigang District and Shahekou District of Dalian are mainly concentrated at 11,000-25000(yuan/m~2),accounting for 84%of the total residential area.?The Moran's I value of the residential community price is 0.64,which shows a strong positive correlation in global spatial pattern.Locally,the phenomenon of gathering is obvious.There are“high gatherings”in the vicinity of Xigang District Government,Xi'an Road and Xinghai Square.There are“low”in Jiefang Road,Zhongshan District,Changchun Road,Tuanjie Street and Shengli Street in Xigang District.Low accumulation";"high and low concentration"occurred in and around Kwai Ying Street in Zhongshan District.?The trend of residential quarters within the study area is not obvious.In the east-west direction,the price of housing changes slowly,basically in a straight line.Finally,in order to better enhance the value of second-hand housing in Dalian,ensure the continued health of the housing market,fully implement the old building renewal work;improve the quality of teaching and education fairness;Some suggestions were made on excavating tourism resources.
