Since the reform and opening up,China's economy has developed rapidly.With the rapid advancement of urbanization and the reform of the urban housing system over the years,the commercialization of residential property began to be fully implemented.The supply and demand of urban housing have also gradually become diversified.In this context,the differentiation of urban residential space becomes more obvious.This article uses Wuhan downtown area as a research area,based on data from 1397 residential communities acquired through web crawlers,selected 11 factors including housing age,service management,congestion,greening,living facilities,hotel facilities,business facilities,medical facilities,education facilities,transportation facilities,and commercial facilities,and using the GWR model and various GIS analysis methods to study the current spatial differentiation of residential space in Wuhan.On the one hand,we study the influence of various residential spatial factors on house prices and their regional differences.On the other hand,the impact factors are divided into two types of residential space characteristics and two evaluation models are established to analyze the differences in the research area.The purpose of the research is to explore the law of interaction between urban residential space characteristics and house prices,and to propose some optimization suggestions for the development of residential space and urban planning in Wuhan by analyzing the characteristics of the spatial differentiation of residential areas.Through analysis,it can be concluded that the spatial distribution pattern of house prices is formed by the complex and comprehensive effects of a variety of influence factors.And the influence of various factors in different locations of cities on house prices varies greatly.Urban house prices and urban residential space characteristics influence each other,and their coupling in geographical distribution also becomes more apparent as the city develops rapidly.The residential environment characteristics of different districts in Wuhan have little difference in different geographical locations and there is no obvious differentiation.However,there are obvious spatial differentiation features in the surrounding supporting feature in the geospatial space,which forms the dissimilarity pattern of the dense support around the urban center area and the scarcity of configuration around the urban periphery area.In response to these phenomena,this paper proposes to optimize the urban structure,strengthen the multi-core development of the city,speed up the urban traffic construction and increase the infrastructure construction in the peripheral areas of the city in order to alleviate the phenomenon of residential space differentiation and reduce the social problems it brings.
