The urban agglomeration in the middle reaches of the Yangtze River is a key area for the implementation of the strategy to promote the rise of the central China,and occupies an important position in the national regional development pattern.To promote the development of the urban agglomeration in the middle reaches of the Yangtze Rive,it is necessary to improve the economic level and the role of radiation in Wuhan,Changsha,and Nanchang cities.In the past ten years or more,housing prices in Wuhan,Changsha,and Nanchang city fluctuated significantly and rose rapidly.Excessive housing prices are not conducive to the healthy development of the regional economy.To effectively control housing prices and promote the economic development of the middle reaches of the Yangtze River,the spatial and temporal evolution of housing prices in three cities and the driving factors of housing prices should be fully studied.This article uses the monthly average housing prices of some communities within the three rings of Wuhan,Changsha and Nanchang from September 2017 to September 2019 as basic data.Based on the analysis of housing prices trends in the three cities at the meso scale,it is used from the micro scale Geographically weighted regression model,combined with GIS spatial analysis technology,to study the spatial differentiation of residential prices in three cities and their influencing factors,the research conclusions obtained are as follows:(1)The development of the residential market in Wuhan,Changsha and Nanchang is in a growth trend.From 2008 to 2018,the residential investment volume,residential sales area,and average residential price of the three cities all showed an upward trend,and the proportion of residential investment has been stable at 55%above which indicates that the focus of development in the real estate industry is still residential.Analysed by a single city,Wuhan's residential market is the hottest,with its residential investment volume and average residential price continuing to rank first and growing rapidly.(2)House prices in Wuhan,Changsha and Nanchang are spatially correlated and significantly clustered,forming a multi-center distribution pattern;from the inner ring to the third ring,house prices in Wuhan,Changsha and Nanchang are gradually decreasing,and the rate of house price decline in the surrounding areas of the city It is lower than the city center area;the spatial distribution characteristics of housingprices in the three cities have not changed significantly from 2017 to 2019.(3)Select floor area ratio,greening ratio,age of rooms,property fees,key middle schools,key elementary schools,shopping malls,supermarkets,parks,hospitals,distance from large area of rivers,distance from subway stations,and distance from urban commercial districts as the factors affecting residential prices and construct GWR In the model,the fits of the three cities' GWR model results are higher than 50%,indicating that the model fits the housing price spatial changes of the three cities well,proving that the GWR model constructed by these factors has wide application in the study of the factors influencing the spatial differentiation of house prices.(4)The degree of influence of various influencing factors on housing prices is spatially heterogeneous,even though the same influencing factors have different effects on housing prices in various cities.According to the proportion of the samples of the significance level of each influencing factor,the variables that have a wide impact on housing prices in Wuhan are: distance to commercial district,distance to river,property fee,greening rate,distance to park,The distance to the top three hospitals,the housing price in Changsha city has a significant impact on property prices,floor area ratio,distance to top three hospitals,distance to key middle schools,distance to key primary schools,distance to commercial districts;Housing prices have obvious effects on age,property fees,floor area ratio,commercial district,subway,and distance to the top three hospitals.(5)The enlightenment for the three cities to carry out urban planning and standardize the real estate market are as follows: the key primary and secondary schools in the three cities are mostly distributed in the central area of the city,and the distribution of high-quality education resources is uneven,and the education resources should be gradually balanced;Changsha City and Nanchang City should increase the degree of urban greening,protect the natural landscape environment,and plan the layout of the natural environment reasonably;the public facilities in the southern fringe area of Nanchang City are inadequate and the housing prices are low.The government should consider strengthening the construction of public facilities in the southern area of Nanchang City.
