Commercial real estate(CRE)as a high-risk,high-yield industry,is still widely welcomed.However,many practical problems lie ahead in the industry and enterprises: the change of national macroeconomic policy,the tightening of bank loan policy,the financing mode is single and the channel is scarce,the domestic and foreign competitors pressure,and the commercial developers own management level is not high,the management experience is lack.Therefore,it is necessary for the industry in the performance of the more prominent enterprises to conduct research and analysis,with a view to inspire ideas.Why choose Wanda business? Mainly because its development speed and growth quality is relatively high,and has been in the industry leading position.From the course of its development,it has also gone through the process from none to the specific,almost all the exploration spirit of " fumbling across the river ",self-reflection and summary,out of a characteristic road suitable for its own development,for many growth enterprises in the industry has a very practical reference.This paper analyzes the advantages and disadvantages of Wanda development models,the corresponding selection considerations in each stage,and analyzes the external pressure and internal financial factors of Wanda,to explain the fundamental reason and positive role of Wanda transformation.However,Wanda Mode is not an exclusive mode that is proved successful and the core of Wanda Mode that could be used as a reference is that how a CRE company to coin its own strategy with the balance of ideal and reality and to keep the strategy to be applied in all aspects of the daily operating and managing.From the feasibility study of Wanda commercial transformation light assets model,it can be seen that commercial projects need to create the core value point of competitiveness in the industry value chain,so as to have a relatively professional management level and enough to impress the professional investment institutions,can through the current relatively popular financing form,through other platforms to fund the development of commercial projects.This conclusion is intended to arouse the attention and research of the social circles on the light asset model,and optimize the implementation of the implementation of the operation,for the industry to choose the development model to play a realistic role.
