In the past years,China’s real estate market had a rapid growth like the golden age.The major real estate companies in this situation have obtained rapid development.Commercial real estate enterprises also got rapid growth through the heavy-asset business mode that by the sale of leased assets to raise operating performance.However,with the change of the economic situation and the macro adjustment and control of the national policy,the disadvantages of the traditional heavy assets operating mode are constantly emerging.Commercial real estate enterprises in the construction phase of the settlement of a large amount of capital,and the bank credit crunch intensified the pressure on corporate cash flow.The continuous increase of the land price has compressed the profit space of the enterprise,and the increment speed of the investment property can’t cover the financing cost of the enterprise.With the continuous increase of operating risk and the decrease of profitability,the commercial real estate enterprises are forced to adjust the development strategy,and to explore the new business model to meet the needs of the changing economic situation.In this context,the proposed operation model of light assets,commercial real estate business model for the transformation of a new direction.Wanda Commercial real estate Company as a leading enterprise in China’s commercial real estate industry,its light asset operation mode transformation strategy also raised the attention of the industry.In this paper,through the introduction of asset light transition Wanda Commercial real estate company case,Wanda Commercial real estate business data collected over the past few years,the analysis of the original asset management mode under the existing problems.In the analysis of Wanda Commercial Real Estate light asset transformation of the specific implementation of the strategy,analysis of the benefits of its transformation and the risks that may be encountered,and finally how to protect the benefits of risk prevention strategies.Hope that through the case study of this paper,for China’s commercial real estate industry,other companies to play a reference to the transformation of light assets.
