Real estate industry developed gradually from the end of the 20 th century,with the rapid urbanization caused by the accelerated development of the domestic economy,has grown into a pillar industry of the national economy.But today,as one of the main body and a prerequisite for the industrial development of the real estate development activity retains the shadow of "official position" administrative functions management of its planned economy period.Even some real estate companies have realized the significance and role of management innovation and reform,but also is only for marketing planning and sales seriously and ignored the process management and goals.Therefore,how to change the current real estate development project management lags behind,make the development of the real estate industry healthy,orderly and rational,is an urgent problem to be solved.This paper based on the Shengshijiahua project as the research example,from the perspective of the real estate developers,using literature research,field research method,comparison analysis method,focused on design management,quality management,construction management,schedule management,and HSE management,analyzed in detail the CPC pipeline shengshijiahua real estate company project management mode of the specific measures for the implementation and operation,and summed up the project management process problems and propose specific recommendations.After the design management,quality management,construction management,progress management,HSE management five aspects of analysis,we think shengshi jiahua project management problems are: insufficient experience in construction management project department,did not consider the impact of unforeseen factors,led to the construction planning and implementation time deviation;delicacy management is not enough,and specific item processing disconnect with the company system,and also has the very big disparity with the company's requirements;in the aspect of construction schedule need to further strengthen communication with the contractor,perfecting the system of standardized management;in terms of quality and safety,need to further enhance staff quality education,carry out the supervision of the construction workers,and intensify the technical training.In the real estate development and construction process,will involve more than a dozen or two dozen different departments,the difficulty of project management and coordination degree is bigger,so,this needs the company continuously groping in practice.And the final formation is construction quality control processize,technology management modular,schedule management flexibility and timely,inspection comparison normalization,quality promotion persistence,safe and civilized construction management,etc.
