| The real estate industry in China has been changing with each passing day since the beginning of the new century,and the personal housing loan business of commercial banks has also played a more and more important role in the real estate financial market of China.On the one hand,the personal mortgage business of commercial banks helps the people to solve the livelihood problem;on the other hand,it also helps our commercial banks broaden the business market and dig out potential customer groups.As China’s economic development has entered a new normal state,the real estate market in China has entered a new stage of development.At the same time,the risk of commercial Banks’ personal mortgage business also shows a rising trend.With the adjustment period of the real estate market in China,the risk of commercial Banks’ personal mortgage business is on the rise.The successional macro-control policy has begun to bear fruit and the real estate market is becoming more rational under the new situation.However,some developers have not shifted thinking pattern in time to comply with the new situation of the real estate market,which leads to the risk of the capital chain rupture.As a result,the risk of estate developers use the way of "fake mortgage" to acquire banks’ mortgage loan is also increasing.The purpose of this paper is to analyze the individual housing credit business in China the two subjects involved in the existence of hidden dangers and risk assessment,management system,scientific and effective management of the risk of a possible outbreak of the article puts forward some suggestions on innovation risk,to prevent the outbreak of financial market systemic risk in our country.This article is mainly composed of five parts.Firstly,it introduces the background and research significance of the topic,and clarifies the thinking and framework of this paper and the possible innovation and shortcomings.By reviewing the theoretical research results of domestic and foreign commercial banks’ personal housing mortgage loan business,this paper introduces the related categories of personal housing mortgage loan and its risks in China.Then,it traced the development course of the real estate mortgage market in China.This paper analyzes the risks and causes of the participation of personal housing mortgage loan business in China,namely,borrowers and real estate development enterprises,so as to provide suggestions for reforming the original evaluation methods and risk management measures of personal loans business of commercial banks in China.Finally,from the construction of credit system of our country,post-lending management,risk decentralization of financial innovation and so on angle to our country commercial bank individual mortgage business risk management countermeasures are put forward.This paper hope that through this research,in-depth analysis of the borrower and the real estate development enterprises,aiming at the dangers and risks of these two market participants exist,to build a set of personal housing credit risk assessment system which meets the national conditions and meet the needs of the new situation of real estate development,so as to alleviate the situation of the risk in the private housing mortgage loan market in our commercial banks,and promote the benign development of the real estate financial market in China. |
