Since the reform and opening up,China’s national economy has been developing rapidly.The real estate industry,as the pillar industry of China’s national economy,has developed since the 1990’s and has experienced rapid development in the new century.The country has introduced various demand-side stimulus policies to stimulate the real estate market.However,due to the excess supply,the domestic real estate market is facing the risk of excessive inventory.In 2015,the central government put forward the concept of “reducing the inventory” and pointed out the direction for the further development of the real estate market.As the old industrial base in northeast China,Jilin Province is underdeveloped in the economy.Cities are three or four-tier cities.The real estate market is in a state of serious high inventory.Reducing real estate inventory cannot be delayed.This paper focuses on the method of how to reduce the real estate inventory in Jilin province.First of all,it compares and analyzes theoretical research and successful cases of reducing real estate inventory at home and abroad.Secondly,through the introduction of the supply side structural reform,city-industry integration,housing guarantee system,the stock supply theory model of Jilin province is constructed,and the most influential factors on the inventory are analyzed,and the conversion of inventory to commodity houses is also analyzed.Then,the current situation of the development of the real estate market of Jilin province and the real estate stock situation of cities of Jilin province is analyzed,and the policies of how to reduce real estate inventory of Jilin province are listed,the difference between development and the insufficient of the policy are analyzed.Next,the system dynamics theory are used to study the inventory model of real estate of Jilin province,and the conclusion that the inventory policy of real estate in Jilin province needs to be implemented in the future is drawn.Finally,based on the above theoretical basis,the method for delisting real estate in Jilin Province was proposed.Through the study of this article,we have a clear understanding of the real estatedevelopment situation in Jilin Province and the differences in the real estate market development in each city.Through the simulation of the model,the future development trend is understood.It is of great significance to effectively promote the real estate market in Jilin and realize the stable and healthy development of the real estate market.
