Research On Inventory Management Of Real Estate Company

The real estate industry is one of the most important part of Chinese economy,so it is necessary to make inventory management well.In the Eleventh Meeting,Central Finance Leading Group put forward that "we need to resolve the problem of real estate inventory,promote the sustainable development of the real estate industry,and reduce inventory in real estate industry." And this is the first time that The Central Financial Leading Group expresses their views on real estate industry in public;which shows the great influence of real estate inventory.There is growing concern about this issue in whole society.Problems like a long-term inventory backlog;low real estate developers willing and the long cycle of reducing inventory exist in the real estate industry of our country.To solve these problems,we need to begin with the real estate business inventory management.Effective inventory management can help managers of enterprise to carry out detailed and comprehensive inventory control,can help inventory accounting personnel to do inventory accounting,can provide all kinds of inventory statements and inventory analysis which is a basis for entrepreneur to make right decisions,can reduce inventory and occupation of funds,and can avoid inventory backlog or shortage to ensure business activities.If there are errors during the real estate company inventory management,too much inventory will make it difficult to operate real estate business,even leading to bankruptcy,which will finally result in a series of economic,financial and social problems.High inventory will lead to the fatigue of the relevant industry market,slower the pace of development of the economy,make negative effect on a lot of industries,and then high inventory will affect the economic growth and social employment.Based on the point mentioned above,I will start from the problems caused by the lack of inventory management system of SK Real Estate Company,and do research on inventory of SK Real Estate Company by analyze the current situation of inventory management at home and abroad.Firstly,this paper introduces the theory of inventory management of real estate enterprises,and paves the way for the follow-up study of the thesis.Secondly,it analyzes the inventory management quality of SK real estate company,analyzes it from the existing inventory management system,inventory and total assets respectively,and analyzes the financial risks existing in inventory management.Then,according to the status quo analysis,this paper summarizes some problems existing in the inventory management of SK Real Estate Company.Based on the relevant theories of inventory management and the actual situation of the company,this paper designs an optimized management scheme which is in line with the characteristics of the company and has the feasibility.Finally,it analyzes the optimization effect of SK real estate company inventory management.The program to a certain extent,to solve the company's inventory management issues,enhance the company's competitiveness and improve the company's viability.When high inventory is a common issue in real estate industry,it is necessary to strengthen inventory management,improve competitiveness.By doing this research,I hope I can provide SK real estate company some good advices and references,which will help it become more competitive and experienced.
