Research On Cost Management Of Chongqing QH Real Estate Company Based On Value Chain

In the business management activities,cost management is an important management activity.To a certain extent,cost management plays a key role in the survival and development of an enterprise.Recently,with the rapid economic growth,catalyzing the real estate industry more and more fierce competition,and competition in the real estate industry,real estate development costs of the enterprise level,directly affects the business performance level,therefore,strengthen the cost management to achieve effective control of the real estate development cost management has become an important goal of most real estate development enterprises.However,from the cost management mode of most Real Estate Company,it shows many limitations in cost accounting and cost control,and it also exposes the existing problems of row cost management mode.In recent years,some new theories have been introduced in the field of cost management.As an advanced strategic management analysis tool,value chain analysis is playing an increasingly important role in the field of enterprise cost management.Therefore,it is of great significance to explore the use of value chain theory in real estate enterprises to improve and optimize the existing cost management.Therefore,this paper is based on the prototype of Chongqing QH real estate company,try to use the methods and ideas of the theory of value chain,based on the analysis of the existing problems of cost management,through the analysis of the value chain activities,find out the ideas,methods and measures to optimize enterprise cost management,is expected to cost the company management upgrade to own a certain contribution.In the research of papers,first,the related research and practice of value chain and value chain cost management at home and abroad,and then the status and problems of company cost management are analyzed,and the necessity of improving and optimizing its existing cost management is put forward.Next,the value chain analysis is used to make up the value chain of the company,the value chain value added analysis and the analysis of the industry value chain.On this basis,we put forward the basic ideas,objectives and optimization contents of the optimization of company cost management based on the value chain perspective.Finally,we set up the optimization model and verify it,and put forward the measures to optimize the cost management of Chongqing QH Real Estate Company at the same time.The main achievements are as follows: firstly, summarized the domestic and foreign scholars for the research on value chain cost management;secondly,the current situation of cost management are described,and the existing problems are analyzed,found the main problems existing in the company management aspects;third.The value chain analysis,puts forward the basic thought and optimization.Fourth,fuzzy linear programming method is used to build a cost management optimization model based on value chain,and the company's financial data is calculated and verified.Finally,on the basis of the establishment and analysis of the model,the key points to improve the cost management of the company are found,and the basic measures for the optimization are put forward.This paper provides theoretical guidance and decision basis for cost management optimization of Chongqing QH Real Estate Company,which is in rapid development and crisis.This study also provides a reference for a large number of small and medium real estate enterprises in China to implement cost management based on value chain.
