Research On Cost Management Of Real Estate Enterprises In Xi'an

In recent years,the competition in real estate market competition has been intensified.For the reasons of huge capital,long development cycle and other characteristics,real estate companies are facing higher risk in development projects.Enterprises in order to survive in the fierce market competition and gain market position,the greatest efforts to solve the problem of cost management and enhance the project profitability are needed.The real estate enterprises in Xi'an are facing the problems of increasing cost,declining profit and outstanding cost management.The behavior of real estate industry participants in the pursuit of maximizing the interests increase the difficult of real estate business cost management.In order to get rid of the plight of cost management,real estate companies need advanced cost management system to enhance the cost of management effectiveness.Based on the whole process cost management and dynamic cost management theory,this paper hopes to realize the effective control of the cost by constructing a new management system.First of all,this paper introduces the current situation of domestic and foreign research on the cost management of real estate enterprises in Xi'an,and discusses the cost composition and classification of real estate enterprises.Secondly,from the game relationship of the participants,the impact of different participants on cost management is studied.This paper analyzes the status and strategy of the real estate enterprises in the cost management game of each party based on the real estate company.Then,the factors influencing the cost management are extracted and analyzed by means of literature analysis,questionnaire survey and principal component analysis.The order of the common dimensions of cost management and the weighting of common factors are identified.Finally,based on the common factor and weight,from the organizational structure,management system,process control,information systems and other aspects of the establishment of the whole process of dynamic cost management system to solve the cost management,and describes the management system in the whole process of the project measures.Combined with project case,this paper analyzes the establishment and implementation of the whole process dynamic cost management system,and puts forward the cost management measures for each stage of the case project.It is hoped that by using the whole process of dynamic cost management system can provide reference for the cost management of real estate enterprises.
