| After decades of development,the real estate industry has become our country the indispensable one part of the national economy,its healthy and rapid development is of critical significance in promoting China’s economic construction.The real estate industry is different from other industries;because of their huge investment,need to have enough capital support,is a capital-intensive industry,coupled with the particularity of real estate development product cost is high,so in the development process of real estate project needs to constantly invest a lot of money.According to investigation statistics,the people’s bank of China real estate development funds of the three sources respectively forecast sales of the building,the development enterprise self-raised funds and bank loans,but comprehensive indicators,bank loans account for the highest percentage.As central bank policy changes and bank credit starts to tighten,it is becoming harder for real estate to raise money from Banks.Real estate enterprises should try to broaden financing channels to ensure their healthy and rapid development.In the 1920s,the real estate trust business first appeared in the United States and introduced several countries and regions successively.Trust financing mobilize social idle funds in real estate in all forms,which can reduce the risk of Banks and other financial institutions,and to promote the progress of the real estate industry,more can promote industry financialization process,make public participation and share achievements.Therefore,the trust plan financing becomes the focus of the financing choice of Chinese real estate enterprises.This article in a local small and medium-sized enterprise,H company "Sky Tree" represented by real estate development projects,to evaluate the trust financing project and put forward the improvement opinion,for the same type of small and medium-sized real estate companies provide certain reference for trust financing.This article includes five parts,based on the "Sky Tree Ⅱ" project of H company trust financing case,specifically analyzed the real estate company choose the trust financing advantages,combined with the actual for H company subsequent trust financing put forward reasonable suggestions for the program.The first part,from the research background and research significance,combining the research achievements of domestic and foreign scholars about the trust financing plan,which leads to the research ideas and research methods,this paper also points out the innovation of the paper and shortcomings.The second part introduces the related concepts and basic theoretical knowledge of trust and real estate trust,respectively elaborates the relevant theoretical model of trust financing and the main points of various operation modes.The third part introduces the basic situation of the both parties,the trust plan,analyzing the related financial situation of H company,combined with "Sky Tree Ⅱ" project,the details of the analysis of financing channels,and its specific selected trust model are analyzed.The fourth part is to evaluate the trust scheme,and make suggestions on its deficiencies.In the last part,the author summarizes the thesis,and makes a prospect for the development of trust financing in China’s real estate enterprises,especially in new or medium and small enterprises.For real estate enterprises in China,especially small and medium-sized enterprise newly adopts the trust financing project practice cases are very rare,cannot be very system,fully,therefore,this paper pay more attention to the trust project financing mode in the practice application analysis,through case analysis of H company,the trust financing and evaluation,for the main construction of housing for the real estate company provides new train of thought of the financing channels,to get the trust financing plan for the significance of the development of real estate enterprises,this is the innovation of this article. |
