The real estate industry has become the pillar industry of China's national economic development.The development of real estate is not only related to the sustainable development of China's national economy,but also affects the living standards of the national residents and the harmony and stability of the society.Due to its capital-intensive characteristics,the real estate industry is the most critical factor affecting its development is the financing link.However,in recent years,due to the government's restrictions on real estate loan policies,real estate financing with bank loans as the main financing method has gradually become difficult.In order to meet the financing needs of real estate enterprises and make up for the shortcomings of bank credit,real estate trusts came into being.Trust financing has opened up the channel of indirect financing and direct financing.The holder holds the trust certificate and lends the funds to the real estate enterprise.The enterprise uses the funds to develop the real estate project,and according to the profits obtained by the project development at the expiration,according to the product the agreed rate of return is given to the holder.The financial evaluation and trust plan design of the “Oriental Haodu” project of H Real Estate Group Hainan Co.,Ltd.is the research object.Firstly,it introduces the concept of trust and its parties,introduces the specific meaning of real estate trust,the five main modes of real estate trust and the trust business.The basic process,and summarizes the domestic and foreign literature on real estate trusts.Secondly,it introduces the development main body of “Oriental Haodu” project in a targeted manner,and describes and analyzes the project background,project location,project positioning and main technical indicators of the project according to the actual situation of the project.Thirdly,it analyzes the supply and demand of Hainan's overall real estate industry,introduces the sales situation of its residential buildings and predicts the trend of Hainan real estate industry in the future.Then it starts from the specific situation of Lingshui County where the project is located,and expounds the natural resources of the project.Supporting facilities,the development prospects of Lingshui County and the socio-economic impact of the project,the study believes that the project is well-planned,the supporting level is highlevel,high-grade;the project regional conditions and planning and development have good adaptability to the project construction.It can be seen that the project products have largemarket demand in the region,which is in line with the development plan of Lingshui County,which is conducive to the development and construction of Hainan International Tourism Island and Haikou.The project has the necessity of construction.Fourth,the project's profit and other financial indicators are estimated based on the project's cost budget and sales revenue forecast,and the financial status of the project implementation and construction of the project and the group is analyzed.In accordance with the project construction period,the trust plan of the “Oriental Haodu” project of H Real Estate Group was designed.Finally,from the four aspects of project quality,policy changes,capital liquidity and credit reliability,the paper puts forward reasonable suggestions for the operation of the Dongfang Haodu project and the effective implementation of the trust plan.The study of Hainan "Oriental Haodu" project financing plan provides a reliable basis and scheme,and also provides a way for the entire real estate industry financing model innovation.The research method of this paper and the risk guarantee countermeasures can provide valuable reference about carry trust financing for other real estate company in our country.
