| In recent years,the real estate industry has maintained a rapid development trend,and it has become an indispensable industry of our national economic development.The healthy development of the real estate industry for the growth of the national economy has very important significance.From the perspective of real estate developers,the real estate project itself have some characteristics such as long cycle,subject to the macroeconomic situation and the impact of policies.Therefore,a scientific and comprehensive project feasibility analysis is the prerequisite for risk prevention and reasonable policy formulation.Based on the research on the theory of project investment economy,feasibility study of real estate and the experience of my specific work,this paper explores the feasibility of A real estate project development,tries to provide the correct decision for the real estate project development and its company.At the same time,the paper analyzes the macroeconomic environment,regional real estate supply and demand and the whole urban construction of A real estate project,and clarifies the overall layout of the project and the target customer groups.Then the need for funds of the project to be carried out,and the reasonable arrangements for the source of funds and the specific use to be estimated.Finally,the paper analyzes the financial and uncertainty of the whole project,and estimates the project’s sales income,cost and formulate financial statements,sums up the project’s overall profitability and ability to resist risks.The next,using break-even analysis method,the risk factor of the project is evaluated.After the analysis,the conclusion is that A real estate project is higher profits,low risk factor and the investment value is considerable.The research on the feasibility of A real estate project development,feasibility research for improving the feasibility of real estate projects is both theoretical and practical value,the recommendation for the project is also very practical significance. |
