The public housing has been taken an increasingly significant part of the housing security system in our country since 2009.With the development of the public housing projects and the implementation of the results,there have been some hidden dangers such as location far away from town center,large-scale centralized construction,supporting facilities shortage and the extensive construction technology and management tools usage which effect the sustainability of the public housing.In order to ensure the healthy and long-term development of China's housing security system,the sustainability of the public housing project need to be solved urgently.Therefore,a more targeted sustainability evaluation index and a simple,scientific,as well as practical quantitative evaluation method for public housing project,are proposed so that the public housing project can be evaluated quantitatively by the relevant department and thus find the path of sustainability.In summary,the main research contents of the article are as follows:(1)The research background,practical importance,and theoretical significance were illustrated.Moreover,the current status of domestic and foreign research were investigated and analyzed from two aspects which are public housing and sustainability evaluation,respectively.The results indicated that the existed researches regarding on the comprehensive sustainability evaluation of public housing were still less,both domestic and foreign,and there are limitations to some extent.(2)Combined with public housing project and the relevant concepts of sustainability,the idea of sustainability of public housing project is defined based on the theory of life-cycle.In addition,the rights and interest matrix were used to determine its core stakeholder.On the basis,the formation mechanism of the sustainability of the public housing project was explored.Furthermore,the engineering performance,operational efficiency,peripheral facilities,and economic benefits are proposed as sustainability evaluation dimensions according to the perspective of the core stakeholders.(3)The literature analysis method was adopted to identify the sustainability evaluation indicators of public housing projects which were summarized according to the four evaluation dimensions.On this basis,the quantitative sustainability evaluation indicator system of public housing projects was established by using frequency statistic method and the methods for conducting questionnaires on core stakeholders.(4)Fuzzy attribute hierarchical-discriminating model was chosen as the evaluation method for quantitative sustainability evaluation of public housing project after the comprehensive consideration of the advantages and disadvantages of the common methods.The weights of the sustainability evaluation indicator system and the discourse weights of the core stakeholders of public housing projects were determined by the FAHM method,on the basis of which,the fuzzy attribute hierarchical-discriminating model was established for the quantitative sustainability evaluation of public housing projects.(5)The public housing projects of DaiShan affordable housing projects in Nanjing were used as the empirical research objects.The sustainability of the project was evaluated quantitatively with applied the above-proposed index system and evaluation methods.At last,the corresponding sustainability promotion strategies were provided through further investigating and analyzing the results of the evaluation.
