To promote rural financial has always been regarded as the demanding of inclusive financial.Regarding the vast rural financial services in China,however,farmers have difficulties to get loans as the banks have difficulties to release loans.The rural land resources are generous in China,but farmers or cooperative farms are always unable to provide eligible mortgaged asset to obtain loans from banks,the conflict between the growing demand for rural capital and the industrial process in rural area is exacerbating.The authority releases positive signals from the political aspects,which are allowing farmers to obtain mortgage financing with their rural land contracted management right as the pledged asset.By increasing the liquidity of farmers’ land resources and obtaining the financial support from banks with the use of land mortgage rights,the goal of reproduction expanding will be reached finally.The maximization of utility in land resources is the inseparable part of the promoting of modern agriculture,it is urgent and necessary to explore a suitable rural land contracted management right mortgage model for the whole country.Based on the research background and meaning of farmland as pledged asset of mortgage loan as well as the other existing studies,this paper mainly analyze the business models,problems and related reasons of bank T in its business of mortgage loan backed by rural land contracted management right.Considering other practical models in China as well as out China,the paper further addresses the countermeasures and suggestions for the improvement of relevant mortgage loan business of bank T,and finally emphasizes the importance of improving the practical guidelines and risk control ability of bank who operates the business of mortgage loan backed by rural land contracted management right,and the significance of a better external operating environment for bank. |
