Research On Total Quality Management For BH Real Estate Development Project

In recent years,with the rapid development of China's economy and the huge demand for housing,real estate industry has obtained a hitherto unknown development.The new real estate development projects increased rapidly,showing a thriving development scene.In this prosperity,the survival of the fittest of the real estate business appeared.Some enterprises which established a scientific and reasonable management mode and whose projects had high quality and high grade that get the recognition and praise of residential consumers had rapid growth of enterprise scale and strength in continuous innovation so that they can always remain invincible in the competition in the industry.At the same time,there were also a lot of real estate enterprises disappeared because their management was not standardized,the real estate development quality was not high,the overall efficiency was poor,not recognized by the customer,the sales situation was poor,the slow recovery of funds,capital chain rupture,bankruptcy run away and so on.For the real estate development projects,their quality managements are particularly important.Not only related to the success of the project construction,but also related to the sales after the completion of the project and the developer's reputation.Therefore,this paper took BH real estate development project as the research object,discussed the quality management problems of this project.First of all,this paper systematically introduced the relevant theories and methods of the current quality management of the real estate development project at home and abroad in order to lay the theoretical foundation for the writing of this thesis.Then,introduced the actual situation of the BH real estate development project,developed a comprehensive quality management objectives and requirements of the project,in order to provide realistic basis for the analysis of the core part of this paper.Finally,upholding the principle of the scientific concept of overall quality management,this paper took the in-depth analysis and research on quality management factors,the assessment of the factors affecting and quality control measures in the project pre construction,construction stage and after construction.This paper not only uphold the advanced concept of "total quality management",has always stressed the "comprehensive","full participation" and "the whole process of implementation"of the real estate development project quality management,but also payed special attention to the comprehensive use of various research methods such as expert discussion method,expert scoring method and PDCA cycle etc.Therefore,this study can not only provide guidance and basis for strengthening the quality management of the project,but also can help to solve the quality management problems of the past projects,so as to promote the development of enterprises project quality management level to a new height.In addition,this research framework was complete,the idea was advanced,and the research content and method had certain innovation,which could provide reference for the follow-up research.
