In the 1980 s,China began to implement the commercial housing system.In the process of urbanization,people's demand for housing gradually increased and the land stock in China was limited,which led to a significant upward trend in housing prices in the past long period.At the beginning of this century,affected by the international financial crisis,the economic situation and development trend of global uncertainty,real estate has attracted a large amount of capital investment,which resulted in prices further changes,even in some periods,growth is extremely rapid,and exceeded the expected range.In the face of this situation,the government's regulatory policy did play an important role in a certain period of time,but in order to solve this problem,we should start from the two aspects: first,to change the current economic situation and the development of business entities;second,to promote economic restructuring,attract funds and reduce the excessive inflow of funds into the real estate industry;the other on improving the housing production from the source,to meet the needs of the people hard.For a large population like China,the future of real estate is particularly important.Strategic cost management,as a strategic way to study the management of cost formation and control,is proved to be an effective way to get long-term competitive advantage through the practice research of some enterprises in Europe and America.Enterprise strategic management is the management of the whole enterprise by strategy,and it is a series of management business formed by combining the daily business decisions of enterprises with long-term plan decisions.Enterprises must strengthen their strategic awareness and carry out strategic thinking and strategic management.Based on this consideration,this thesis hopes to analyze and study the advantages and problems of HB real estate cost management by using strategic cost management.In the process of research,through the SWOT analysis,value chain and cost driver analysis,combined with the inherent condition of land in China,the author try to explore strategies suitable for HB real estate's healthy development.In this thesis,the HB real estate industry and social background are analyzed in detail.The HB property has different status,and other real estate companies,on the one hand,with the relatively advanced level and relatively abundant sources of funds,on the other hand,there are also backward management,lack of analysis of the problems on the market.In my view,for the current HB enterprises,we should analyze the current situation of the human environment and the consumption groups of the project field,and plan the cost reasonably,so as to enhance our core competitiveness.HB real estate should actively maintain the existing advantages,introduce advanced technology and cultivate technical talents.At the same time,we keep pace with the time,change the way of management,and introduce the theory and talents of strategic cost management.This article will provide some ideas and opinions for the strategic cost management of real estate in the new context through the analysis of HB real estate,so as to provide some help for the strategic cost management of our real estate enterprises.
