In recent years,the sales price of commercial houses in China has been rising rapidly,and the sales price in the eastern coastal areas are much higher than those in the Midwest.The Exorbitant housing prices not only push up the land prices,raise the operating costs of enterprises,reduce the productive investment,but also restrain dweller consumption,rise wealth gap and stimulate social conflicts.There are many factors affecting the sales price of commercial houses.Many academic literatures analyze the impact on housing prices from both demand and supply perspectives.On the other hand,with the continuous promotion of China's reforming and opening policy and the rapid economic growth in the 1990 s,various industrial agglomerations have emerged,especially the phenomenon of manufacturing agglomeration has become increasingly evident,and the manufacturing industries with high technology content are mostly concentrated in the eastern region,with the housing prices of phenomenon of "high east and west low" has the same phenomenon.This article analyzes the effect on the sales price of commercial housing from the perspective of manufacturing industry agglomeration.Based on the real estate price model of real estate supply and demand equation,this paper chooses 20 representative manufacturing industries in 31 provinces and cities of our country from 2006 to 2015,and divides them into three kinds of laborintensive,capital-intensive and technology-intensive Manufacturing industry,using empirical analysis methods to study the impact of manufacturing industry concentration on the sales price of commercial housing from the perspective of housing price.The article draws the following conclusions through modeling:(1)The sales price of commercial housing in our country has obvious spatial agglomeration effect.(2)The agglomeration of manufacturing industry in our country has a positive effect on the selling price of commercial housing.The agglomeration of labor-intensive manufacturing industry and technology-intensive manufacturing industry have a more significant impact on the sales price of commercial housing.(3)The industrial agglomeration of the three types of manufacturing industries in the eastern region has little impact on housing price ?(4)In the Midwest,manufacturing industry agglomeration play a significant role in promoting the sales prices of commercial buildings.Based on this,it proposes targeted improvements,optimizes the structural distribution of manufacturing industry agglomeration,and makes rational use of geographical advantages to improve the sales price of commercial housing.
