As an important pillar of national economic development,the real estate industry has a large capital demand,money collecting the characteristics of long period and strong policy influence.New house loan can be benign operation becomes the key to profit and risk prevention and control of the commercial bank.In the face of the economic downturn environment,after more than a year of adjustment,the real estate market in 2015,a fall in the value of commercial housing sales price commercial housing sales growth from negative to positive,but inventories are still high.The depressed real estate development investment,residential investment is close to zero growth;Development funding,debt collection,other sources of funds shrinking;Houses fall across new construction area,construction area is slightly increased;In 2016 the real estate industry is still in the orderly inventory digestion period.Because of new properties of the credit business development and risk control ability directly influence the realization of dandong post office bank profit targets,in the steady development of credit business at the same time,timely find the potential risk of cooperation projects,and to control and resolve as Dandong post savings bank the key link in the process of bank credit business is dealt with.Based on cooperation with bank of Dandong post savings Baohua real estate loan project as the research object,with ordinary commercial bank real estate credit business related concepts,characteristics,the basis of theoretical research,through the study of the management status quo of Baohua real estate loan and the analysis of the financial information,judge the Baohua real estate loan project progress and development prospect.Through the established process of loan project risk identification,the indicators of Baohua real estate loan programs exist mainly including macro policy risk,bank operation risk and business risk.To effectively avoid risk,Dandong post savings bank to Baohua real estate loan project from the whole process of loan,the loan before,loan,the loan after three link in the risk prevention and control of all.Specifically,credit access should be further refined before the credit investigation,and in particular access project survey,project access approval,the cooperation relationship established,acceptance and customer credit investigation of the loan application focuses on five aspects,strict controls of the first line of defence;In the loan examination and approval process should be further optimized,review opinions issued to objective,standard,reliable,adherence to the second line of defense;Post-loan risk control measures should be further strengthened,and the implementation of the system of regulation,guarantee the checking frequency,timely warning collection,improve the recovery efficiency of loan funds,strict the third line of defense.Through the effective implementation of risk control measures,and to promote the smooth realization of the goal credit project risk prevention and control.
