Currently,in the marketing revolutionized China,real estate market is showing more characteristics on consumption,globalization than ever.Capital funding and investment outcome is in the centre of the debate on this issue when the realty related financing is still changing greatly.By looking on the big picture of the market,we can see that the amount of the development is enormous,however,to the majority of them,the quality of the cases and the ability of funding are not well.To tackle this situation,this article aims to research on a well developed approach on evaluating the feasibilities of this kind of investment by taking an office development in Denver as an example to analysis a sophisticated funding system in US.Based on the research,this article explores the potential ways of implementing the system to an project in Chinese market.An office building project in ShiJiaZhuang is taken as the key example to test the approaches extracted above on the issues.The first part is the background research.This part has put forward thepoints of view that currently the office market in our country has shown: big volatility and changes quickly,investment financing system has developed very quickly and the market characteristics of the situation needed to be complete,and the trend from salingto rent.It's urgent to construct an all-round comprehensive technical index system,to guide the project construction,and promote the development of the market more healthy.The second part is the methodintroduction.Combined with basic analysis methods and measurement indexes at all levels,we build specific predictions on projects,these concepts will be introduced and analyzed one by one,for the practical application of later stage,also try to construct evaluation system of investmentand financing.The third part is the empirical research.First,taking Denver project in the United States as an example,we will deeply look into the methods of economic evaluation in the feasibility study on the project and then implement the methods to the project in Shijiazhuang for economic evaluation.The fourth part is the summary and outlook.Based on the approach developed above from the cases in US an China,we will further explore an doable and more practical way for the economic evaluation in Chinese market by analyze the difference of investment environment between US and China.
