Under the “new normal” model,as the real estate market increasingly develope more refinement,the market puts more attention on real estate development enterprise product design.Design managers,as the soul of the housing product design,is the direct implementation of the Residential design management objectives?strategies and concept.Its work status has a direct impact on the quality of residential housing design.But now,because of the design management system,process,management and other aspects of the problem,Design managers feel role pressure and the role conflict,role ambiguity and role overload are very common.And Design Manager start to feel “job burnout”.Therefore,this paper discusses the possibility of the application of role theory in the design management of real estate development enterprises,so as to realize the management and optimization of the designer's role status.First of all,based on the concept and theory of design management?role management,this paper analyzes the current situation of design management role and the its role morbid problems in detail.And based on this,this paper analyzes possibility of the application of the role management theory in the design management of real estate development enterprises,then put forward the way of verifying the relationship between role stress and job burnout to solve the problem.Then,this paper slects Foreign mature role stress and job burnout scale as the model based on literature analysis.According to the characteristics of the design management of real estate development enterprises,this paper use reliability analysis to optimize the scale and come to the final role stress-job burnout scale.This lay a foundation for the study of the relationship verification between the role stress and job burnout and the design manager role.In this paper,we investigate the role stress and job burnout of the design managers of real estate enterprises in China.Then,through correlation analysis and regression analysis,this paper find the strong positive relationship between role stress and job burnout.The relationship between role stress and job burnout is proved to be applicable to real estate design manager and it establish the theoretical basis of the application in the real estate enterprises.Finally,a real estate development enterprise is investigated,and the role of its design manager is diagnosed by the role stress questionnaire.This paper analyzes the role disorder of the design manager's role and its causes.And then this paper points out the flexible choice of project management organization structure?the adjustment of individual role expectation?role clear function positioning? clear responsibilities,clear responsibilities ? clear communication interface transmission channel ? training information feedback consciousness,?a clear role of communication,communication and other measures to clear their duty to ease the role of housing prices pressure.
