Research On The Project Cost Management Of Zhu Da Real Estate Company

In recent years,the economic situation at home and abroad has changed and intricate,especially the whole economic downward pressure increasing has violent impact on all walks of life.The real estate industry competition intensified,industry profit margins are squeezed,how to reasonable and effective use of limited resources,reduce costs,improve market competitiveness is vital for any real estate developers.Project cost management is an integral part of the real estate project management,project cost management effectiveness,vital to the success of real estate enterprise project development.First of all,this paper analyzes the current real estate market environment and highlights the necessity of real estate enterprise attaching great importance to the project cost management.Then,the paper reviews the domestic and foreign research results about the project cost management,which were drawed lessons from to optimal cost management mode.Secondly,the paper introduces in detail the current project cost management mode and operation situation,and the main problems existing in the current project management model of Zhu Da for real estate are analyzed to find breakthrough of optimize the project cost management mode.In the end,it optimizes and redesign the project cost management model of Zhu Da using target cost management and dynamic cost management method at the same time.In order to verify the applicability and effectiveness of cost management model,the model was applied to Fan Zhuang housing return migration phase project construction process.Furthmore,cost management loopholes were found in the process of construction,and find the corresponding remedy measures,in order to be avoided in the future of the construction project.
