Property rights theory,either in theoretical research or in the practice of the economic operation system has a very important position.Economists are based on their own class interests and academic research,inherited and developed the theory of property rights.This paper introduces the historical evolution of property rights theory systematically.It reveals the ideological origin of Coase's property rights theory,property rights theory of classical political economy and Marx's property rights theory.And elaborates Marx's property rights theory and Coase's property rights theory from the time background,theoretical basis,the main content and research methods.This paper explores the property rights theory of Marx's and Coase's by using literature research methodanalytical inductive method,comparative analysis.This paper analyzes the relationship and difference between this two kinds of property rights theory after comparing their income rights theory,then points out the progress and limitations of Coase's theory of property rights.Also supposes Marx's theory of property rights is more reasonable and scientific.This paper makes a comparative study on the two aspects of Difference and consensus between Marx's property rights theory and Coase's property rights theory systematically.It is found that the two kinds of property rights theory have both consensus and essential difference.The consensus are that they both believe that property right is not a single right,but "a bunch of" or "a set of" rights.They both have affirmed the role of transaction costs in market transactions.And they bothhave affirmed that the clear property rights system is the basis of market transactions.Although there are similarities,Marx's theory of property rights and Coase's theory of property rights still exist the essential difference,such as the research methods,research background,theoretical basis and the main content of the study are different.The differences in content includes the understanding of the nature of property rights,the understanding of the View of property right efficiency and the understanding of the relationship between property rights and law.Indeed,Marx's theory of property rights also need some places to keep pace with times.For example,compared with Coase as the representative of the western property rights theory,Marx's property rights theory of pay attention to macro control and the lack of practical operability,the problem reform of property rights system of our country facing the new situation can not be effectively solved.All of these require Marx's property rights theory to explore and develop with the progress of socialist practice.But it is undeniable that with the deepening of the reform of socialist property rights,Marx's theory of property rights makes people more aware of the market economy,the development of enterprises and property rights system.These requirements that we should adhere to the guidance of Marx's theory of property rights in the macro level of our country,at the same time,the critical reference to the micro significance of Coase property rights theoryThis paper points out the different policy implications of the two property rights theories to our country's socialist market economy and the different guiding positions for the construction of China's socialist market economy.At the same time,it discusses the Chinese Communist leaders continue to face new challenges,new issues,new ideas,then continue to promote Sinicization of Marx's property rights theory.The new development of Marx's theory of property rights in the use of specific practices of property rights reform China which has realistic significance for our country to deepen the system reform further.
